The company specializes in retrofit, renovation, and tenant improvement work across commercial and institutional markets. This is a hands-on role suited to someone comfortable running multiple smaller projects simultaneously with a high degree of autonomy. Schedule Monday through Friday, standard business hours. Project demands may require occasional flexibility. Compensation $80,000 to $120,000 annually, depending on experience. (Confirm bonus eligibility, commission structure, and vehicle allowance with the client prior to posting.) What You'll Do You will manage a portfolio of commercial mechanical projects valued up to approximately $2 million each, covering HVAC, plumbing, boiler, chiller, and building controls systems. Your work will span the full project lifecycle: identifying opportunities, preparing and submitting bids, negotiating scope and terms, and then taking winning projects through scheduling, subcontractor coordination, procurement, and final closeout. On the estimating side, you will develop accurate take-offs and pricing for retrofit, renovation, remodel, and tenant fit-out projects. You will review plans and specifications, solicit vendor and subcontractor quotes, and produce competitive bids that reflect both scope and margin targets. You will be expected to understand the mechanical systems involved well enough to identify scope gaps, value-engineer where appropriate, and price risk accurately. On the project management side, you will serve as the primary point of contact for clients from award through completion. You will coordinate field crews, manage schedules, track budgets, handle owner and subcontractor communications, and ensure each project meets quality, safety, and contractual requirements. Client satisfaction and repeat business are key measures of success in this role. Required Qualifications 3 or more years of experience in estimating, project management, or a combined role within a mechanical, HVAC, plumbing, or controls contracting environment Demonstrated ability to estimate and manage commercial mechanical projects from bid through closeout Working knowledge of HVAC, plumbing, boiler, chiller, and building controls systems Experience with retrofit, renovation, or tenant improvement project types Strong communication and client-facing skills Proficiency with estimating software and standard project management tools Preferred Qualifications Experience managing projects in the $500,000 to $2 million range simultaneously Familiarity with prevailing wage or public sector mechanical contracting Background in reading and interpreting mechanical and controls drawings and specifications Associate's or bachelor's degree in mechanical engineering technology, construction management, or a related field Compensation and Benefits Base salary of $80,000 to $120,000 depending on experience Medical, dental, and vision insurance 401(k) retirement plan Paid time off Vehicle allowance or company vehicle (confirm with client) (Benefits details should be confirmed with the employer prior to posting.)
