Job Description

Owner's Project Representative, Custom Residential Construction Swarthmore, PA 19081 $90,000
  • $110,000 a year
  • Full-time $90,000
  • $110,000 a year
  • Full-time About This Role Most construction job postings describe a superintendent or a project manager. This is neither. This is a role that sits at the intersection of field operations, design coordination, client relations, budget management and subcontractor leadership
  • on architect-led custom residential projects and historic restorations where every detail matters and no two projects are the same.
You will represent the owner's interest from pre-construction through completion. Starting with design development in the meeting room and then transitioning to full time on the jobsite. With the architect and with the trades. With the homeowner making a difficult selection decision and with the subcontractor who needs to understand why the detail matters. You are the connective tissue between what the Architect designed, what was estimated, what was promised to the client, and what actually gets built. If that description makes the role sound complex
  • it is. If it also sounds like the job you've been doing without anyone giving it the right name
  • keep reading.
This is not a standard "construction" role. This is a role that is immersed in every step of the process. About Clarity Building Group We are a custom building and remodeling company on the Philadelphia Main Line specializing in architect-led projects and historic restorations. Our work is cost-plus and fully transparent. Our clients are homeowners who have invested in serious design. Our architect partners include some of the most respected residential and preservation practices in the region. We believe in running projects where clients feel informed, architects are respected, trades are treated as partners, and the people who manage our work are supported with clear expectations and real authority. We do not cut corners. We do not operate in chaos. What You Will Actually Be Doing On the Jobsite You are physically present and credible. You walk the site with purpose. You understand what is being built and why. You catch conditions behind walls before they get covered up. You perform hands-on tasks when the situation calls for it. From cardboard mock-ups to temporary protection
  • not because someone asked you to, but because you know it will make the project better.
With the Design Team You read construction documents to understand the design intent not just dimensions. You anticipate where design meets field condition and friction will occur. You communicate with architects and designers in language they respect. You ask the right question before it becomes a problem rather than after. With the Client You sit through selection walkthroughs and produce precise documentation from conversations that are not always precise. You translate owner decisions into actionable field instructions. You deliver difficult news about budget movements or schedule changes with clarity and composure. You make a complex process feel calm and managed without making it feel diminished. With the Budget You think in cost consequences. Every field decision, every material substitution, every scope addition gets tracked and communicated. You understand the budget not as a document someone else produced but as a living reflection of real project conditions that you are responsible for maintaining because you are the person the project depends on. With Subcontractors and Vendors You coordinate, sequence and hold accountable. You place orders, confirm deliveries, approve invoices and manage field logistics. You maintain relationships built on mutual respect rather than authority alone
  • because you understand that how you treat a subcontractor today determines what happens on your jobsite six months from now.
With the Schedule You are looking three to six weeks ahead at all times. You identify what hasn't been decided yet that needs to be. You flag missing scope, long lead items and sequencing conflicts before they become urgent. What Sets You Apart You have a background in estimating, purchasing or project design coordination that gave you genuine cost consciousness
  • and somewhere along the way you developed the emotional fluency to work effectively with clients, architects, subcontractors and ownership simultaneously. You are comfortable on an active construction site. Not as a visitor. As someone who belongs there. You have direct experience with high-end custom residential work. Historic renovation experience
  • homes 75 years or older
  • is strongly preferred.
Do not apply if your background is primarily commercial or multifamily. That experience does not transfer to this environment and candidates from those sectors will not be considered. You are organized, precise and disciplined about documentation. You understand that the paper trail is client service and legal protection simultaneously. You are tech fluent. You use project management, communication and documentation platforms as a natural part of how you work. You understand that the best outcome is often the one nobody notices because everything went smoothly.
Specific qualifications:
5 or more years of experience in custom residential construction or a directly adjacent field. Architecture, Engineering or High-end event production & hospitality. Demonstrated experience in a client-facing or design-team-facing coordination role Background in estimating, purchasing or project cost management strongly preferred Familiarity with architect-led project delivery and construction document interpretation Experience with historic structures preferred Strong written and verbal communication skills Proficiency with construction management and documentation software Why This Role Is Different The title is intentional. Owner's Project Representative means exactly what it says. Your professional identity in this role is defined by serving the project and the owner to steer ideas into reality. You will have clear expectations, genuine support from ownership, and a voice in how the work gets done. You will work on projects that are worth doing carefully. You will be part of a team that takes the work seriously without taking itself too seriously. If you have been doing a version of this job for years under a title that never quite fit
