Our outdoor living division is expanding rapidly, and we are looking for a highly organized, profit-minded estimator to help scale operations while maintaining excellent margins and production efficiency. This is not a basic "takeoff" position. We are looking for someone who understands construction operations, vendor negotiations, production logistics, and how to build profitable jobs from the ground up. Position Overview The Decks & Outdoor Spaces Estimator will be responsible for reviewing sold projects and converting them into accurate, production-ready work orders and material packages. This role plays a major part in company profitability and operational success by ensuring: Accurate material ordering Strong vendor pricing Efficient labor planning Margin protection Clear communication between sales, production, and suppliers The ideal candidate has experience in residential construction estimating, decking systems, framing, outdoor structures, and purchasing/material management. ResponsibilitiesEstimating & Job Review Review signed contracts, scope of work, and project specifications Perform detailed material takeoffs for decks, roofs, pergolas, patio covers, railings, outdoor kitchens, and related exterior projects Verify measurements, plans, elevations, and structural details Identify missing scope items or potential production issues before projects begin Create accurate production-ready work orders for crews and subcontractors Ensure projects meet company margin standards Purchasing & Vendor Management Negotiate pricing and terms with suppliers and vendors Build and maintain strong supplier relationships Continuously source better pricing and higher-quality materials Place and track material orders Coordinate deliveries with production schedules Resolve material shortages, delays, and ordering issues quickly Profitability & Cost Control Analyze labor and material costs to maximize profitability Review job budgets and identify opportunities for efficiency improvements Minimize waste through accurate ordering practices Work closely with leadership to improve estimating systems and purchasing processes Monitor fluctuating material pricing and update internal pricing as needed Operations Coordination Collaborate with sales, production managers, project managers, and crews Ensure all jobs are fully prepared before production begins Assist with change orders and unforeseen site conditions Help maintain organized project documentation and purchasing records Support scheduling and workflow efficiency across the outdoor living division Qualifications Experience in residential construction estimating required Experience with decks, framing, roofing, siding, pergolas, or outdoor structures strongly preferred Strong understanding of construction materials and installation methods Ability to read plans, drawings, and specifications Strong negotiation and purchasing skills Highly detail-oriented and organized Comfortable working in a fast-paced, high-volume environment Proficient with spreadsheets, estimating software, and construction management systems Strong communication and problem-solving skills Ability to manage multiple projects simultaneously Preferred Experience TimberTech, Trex, Azek, or composite decking systems Aluminum railing systems Covered deck structures and patio covers Residential framing knowledge ServiceTitan or similar CRM/project management software Material takeoffs and vendor purchasing Subcontractor coordination (
