Can You Nail a Bid — and Then Go Build the Next Relationship? Estimator & Business Development — Lyon Construction, LLC Tulsa, OK | Full-Time | Roughly half estimating, half out building our pipeline This isn't a cattle-call bid shop, and we're not chasing the lowest number on a public job board. I started Lyon Construction back when my first kid was on the way, and I've been around construction my whole life. We grew up out of a handyman service into something I'm proud of: commercial build-outs for franchise owners — Potbelly, Popeye's, Starbucks, names you know — plus high-end residential remodels we only take by referral. Almost all of our work is negotiated or comes by word of mouth. That's on purpose. While the competition fights it out on public bids racing each other to the bottom, we build relationships and do the work right the first time. Here's the honest truth about why this job exists. Right now I'm the estimator — I do the takeoffs, build the bid packages, and marry the subs' numbers to the budget. I've gotten fast at it, but it keeps me stuck at a desk when I should be out meeting people and growing this thing. I'm looking for someone to take the numbers off my plate. This is a two-part role — read this part closely Our bidding load right now fills about half a full-time week. I'm not going to hire someone to sit idle the other half. So this job is two things: About half your week: estimating, takeoffs, and bid packages — the heads-down number work.
The other half:
out in the community building relationships — meeting franchisees, builders, suppliers, and referral sources, and feeding our pipeline the same way I have for years. The most important thing I'm looking for You own your time without me telling you how to spend it. This is the whole ballgame. When the bids are done for the week, I don't want to find you waiting around for the next assignment or looking busy to fill the clock. I want someone who goes hunting — who sees the slow afternoon and thinks 'who should I go call, what relationship should I build, what's the next thing that moves us forward,' and then does it. If you need a list handed to you every morning, this isn't your job. If you've been the kind of person who finds the work before anyone asks, keep reading. If you need your hand held, this isn't it. I don't have a big office and layers of management to babysit you. We're a small crew that trusts each other and gets a lot done. If you need somebody standing over your shoulder to keep you moving, save us both the time. But if you've earned real judgment, you own your work, and you take pride in being both accurate and the kind of person people want to do business with — we might be looking for each other. How does a great hire win at Lyon? Own the numbers from plan to bid — and get them right. Takeoffs, quantities, supplier and subcontractor quotes, and a clean budget that protects our margin. You're a fit if you: Have estimating and takeoff experience — commercial build-out ideal, quality residential counts Can read a plan, build an accurate takeoff, and catch a sub's number that's off before it bites us Are comfortable in estimating/takeoff software and willing to learn ours Build relationships like the business depends on it — because it does. Our work comes by referral and reputation. When you're not bidding, you're out representing Lyon and growing our pipeline.
