We specialize in the flawless execution of custom-designed luxury residential renovations, bespoke estates, and high-end residential additions. The Estimator ensures that every luxury residential project starts with a realistic and accurate financial foundation. In this role, you will prepare detailed cost assessments, evaluate subcontractor bids, and collaborate heavily across our sales, design, and production teams to perfectly align our high-end project scopes with client budgets. Your accuracy, transparency, and attention to detail will ensure our clients have absolute confidence in our budget discipline.

Key Responsibilities Estimating & Costing:

Prepare highly detailed, itemized cost estimates at various stages of the architectural and interior design process. Review design documents thoroughly to ensure complete scope clarity.

Subcontractor & Vendor Management:

Solicit, review, and meticulously compare premium subcontractor and supplier quotes. Verify that subcontractor scopes of work perfectly align with luxury plans and specifications while building strong relationships to ensure top-tier pricing and reliability.

Cross-Functional Collaboration:

Partner directly with the Sales Manager to provide discerning clients with accurate preliminary pricing ranges. Work alongside the Production Coordinator to ensure construction budgets align flawlessly with project schedules.

Pre-Construction Handoff:

Lead and support internal pre-construction handoff meetings by clarifying all pricing assumptions, inclusions, and exclusions for the field team.

Reporting & Value Engineering:

Track and analyze estimate-to-actual cost variances for continuous database improvement. Deliver polished estimate summaries for leadership review and contribute luxury-minded value engineering recommendations during the design phase.

Database Maintenance:

Maintain and continuously update premium residential pricing databases, unit costs, and historical records.

Core Competencies & Skills Analytical Excellence:

Exceptional analytical and mathematical skills with an uncompromising eye for detail and accuracy under tight deadlines.

Luxury Construction Knowledge:

Deep understanding of residential construction methods, high-end materials, custom finishes, and premium market pricing.

Software Proficiency:

Highly proficient with estimating software, advanced spreadsheets, and construction cost databases.

Refined Communication:

Ability to communicate technical data clearly and articulately to internal leadership, project teams, and luxury clients alike.

Collaborative Mindset:
