This is a senior, client-facing seat working directly with Owners, Owner's Representatives, Architects, and trade partners to deliver accurate, competitive bids from concept through award. You will own the estimating process start to finish with minimal oversight.

Mix of negotiated/GMP and competitively bid work Key Responsibilities Bid Management & Preconstruction Own full bid packages from invitation through award: scope review, RFI coordination, bid leveling, subcontractor qualification, and final proposal assembly. Lead quantity takeoffs across all CSI divisions with high accuracy; verify and challenge subcontractor takeoffs. Develop conceptual, SD, DD, and GMP estimates; reconcile estimate progression and communicate cost movement between phases. Identify scope gaps, constructability issues, and value engineering opportunities early. Owner Engagement Serve as a primary preconstruction point of contact for Owners and Owner's Reps; lead estimate review meetings and walk clients through assumptions, exclusions, allowances, and contingency logic. Translate technical cost detail into business-level conversations Owners can act on. Support pursuits, interviews, and proposal presentations. Subcontractor & Vendor Relationships Build and maintain strong sub and supplier relationships; drive coverage on every bid. Pre-qualify new partners and continuously expand the bid list. Conduct rigorous bid leveling for true apples-to-apples comparison. Tools & Handoff Run bid invitations and document management through leading bid management software. Build formula-driven estimating workbooks in Excel with built-in QC checks. Produce auditable quantities using industry-standard digital takeoff tools. Lead clean handoff of awarded work to
Operations:
budget structure, scope assumptions, buyout strategy, and known risks. Required Qualifications 2+ years of progressive estimating experience with a commercial general contractor, with demonstrated ownership of full bid packages from invitation through award. Proven client-facing work directly with Owners and Owner's Reps, not strictly internal estimating.
Advanced Excel:
complex formulas, lookups, conditional logic, structured templates. Hands-on experience with leading bid management and digital takeoff platforms. Strong command of construction means and methods, CSI MasterFormat, plans, specs, and contract documents.
High personal accountability:
owns outcomes, hits dates, follows through without being managed. Preferred Qualifications Degree in Construction Management, Civil Engineering, Architecture, or related field. Experience across design-build, CM/GC, or negotiated GMP delivery.
