We do not perform new construction ; our work focuses exclusively on repairing, restoring, and improving existing buildings — often in occupied environments that require precision, communication, and thoughtful planning. This role is ideal for a highly skilled construction professional who brings a positive attitude , a willingness to learn , and an open mind toward evolving processes and systems . You'll prepare detailed estimates, lead subcontractor outreach and bid leveling, analyze drawings and consultant reports, and serve as a primary point of contact during preconstruction. These responsibilities reflect the core duties described in the attached job description, including preparing detailed cost proposals and coordinating with consultants and ownership during the bid process. Key Responsibilities Estimating & Preconstruction Prepare detailed, accurate cost estimates for multifamily reconstruction and restoration projects at all phases. Perform comprehensive quantity takeoffs using plans, specifications, consultant reports, and field data. Develop and maintain unit pricing and internal cost databases for building envelope, structural repairs, interior restoration, and site work. Analyze drawings, building‑envelope reports, structural assessments, and site conditions to fully define project scope. Identify scope gaps and proactively clarify with consultants, design teams, and ownership. Lead subcontractor outreach, bid solicitation, bid leveling, and scope reviews. Conduct post‑bid interviews to validate assumptions and ensure complete coverage. Participate in pre‑bid meetings, job walks, and site investigations to assess existing conditions and logistical challenges. Collaborate with property managers, HOAs, and owner's representatives to align budgets, phasing, and project constraints. Develop preliminary schedules, phasing plans, and risk assessments related to access, weather, occupancy, and material lead times. Prepare professional proposals, document assumptions, and support contract negotiations. Meet annual sales and estimating performance targets. Approach all tasks with a positive, solutions‑oriented mindset and openness to improving internal processes. Client & Business Development Build and maintain long‑term relationships with property managers, HOAs, consultants, and owner's representatives. Identify and pursue new project opportunities through networking, referrals, and industry events. Support RFP/RFQ responses, proposal development, and interview preparation. Represent SSI with professionalism, integrity, and a collaborative attitude. Educate clients on construction approaches, budgeting, phasing, and risk mitigation. Communication & Collaboration Serve as a primary point of contact during preconstruction, ensuring clear and proactive communication. Present estimates, budgets, and value‑engineering options to clients and internal teams. Document and track all clarifications, decisions, and communications throughout the bid process. Collaborate closely with internal teams to ensure alignment on scope, pricing strategy, and client expectations. Foster a respectful, team‑oriented, and solution‑focused environment. Required Qualifications Minimum 5 years of construction estimating experience , with a focus on multifamily reconstruction and restoration. Demonstrated success in both estimating and client‑facing/business development roles. Proven ability to develop unit pricing, build cost databases, and manage detailed estimates across multiple project types. Strong technical knowledge of building envelope systems , structural repairs, and multifamily construction practices. Experience coordinating with building‑envelope consultants, engineers, and owner's representatives. Proven track record managing the bid process from outreach through proposal and negotiation. Ability to work independently, manage multiple bids, and meet tight deadlines. Excellent analytical, organizational, and problem‑solving skills with strong attention to detail. Strong written and verbal communication skills, including the ability to present to clients and lead meetings. Proficiency with estimating software, digital takeoff tools, and Microsoft Office Suite. Strong understanding of subcontractor market dynamics and pricing strategies in the Pacific Northwest. Valid driver's license; willingness to attend site visits, meetings, and industry events. Positive attitude, willingness to learn, and open mind toward new processes and systems. Must be comfortable working exclusively in reconstruction and restoration — SSI does not perform new construction.
