Job Description

Main Purpose As Painter & Grounds at RAM, you will play a key role in maintaining the overall appearance, cleanliness, and functionality of our residential communities. This position is responsible for delivering high-quality interior painting services, supporting grounds upkeep, and assisting with basic property repair tasks to ensure units and common areas meet RAM's operational and aesthetic standards while contributing to resident satisfaction and timely unit readiness. Essential Functions Painting & Unit Readiness Complete full apartment painting projects and touch-up work according to property needs and turnover timelines. Perform drywall repairs, surface preparation, sanding, caulking, and texture matching prior to painting. Operate spray equipment, rollers, brushes, and painting tools safely and effectively. Ensure all painting work aligns with RAM's quality standards and visual expectations. Maintain painting tools, equipment, and materials in clean and operational condition. Coordinate with property teams to ensure timely completion of make-ready units. Grounds & Property Appearance Maintain cleanliness and curb appeal of the property, including parking areas, amenities, and common grounds. Assist with trash removal, pressure washing, light landscaping support, and general property upkeep. Identify and report safety hazards, damages, or operational concerns affecting the community appearance. Support property-wide improvement projects and seasonal preparation activities as assigned. Property Support & Basic Repairs Assist with basic property repair tasks including minor plumbing, electrical, appliance, and carpentry work as needed. Support unit inspections and help prepare vacant units for new residents. Collaborate with the maintenance and operations teams to address property priorities efficiently. Follow

safety standards and company operational procedures at all times. Team Collaboration & Operational Support Participate in team meetings, safety briefings, and operational updates. Maintain cleanliness and organization of work areas, storage spaces, and supplies. Communicate material, equipment, or training needs to leadership proactively. Promote a culture of accountability, teamwork, safety, and continuous improvement. Qualifications & Requirements 2+ years of experience in painting, groundskeeping, property operations, or apartment turns preferred. Experience with drywall repair, texture matching, and interior painting techniques. Basic knowledge of residential property systems and general repair work. Ability to operate painting and maintenance-related equipment safely and efficiently. Strong attention to detail, organization, and time management skills. Ability to work independently and in a team-oriented environment. High school diploma or equivalent preferred. Bilingual (English/Spanish) is a plus. How to
