ESSENTIAL DUTIES AND RESPONSIBILITIES
include but not limited to the following: 1. Perform repairs such as repairing walls, cabinets, doors, floors, windows, and siding. 2. Communicates with manager concerning particular apartments that need painting in order of priority 3. Works at a pace which will leave enough time for other maintenance personnel to complete their functions in the make-ready process 4. Reports to manager when paint and/or supplies are low to avoid depletion 5. Performs all tasks in a neat and efficient manner. This includes cleaning all 6. brushes, rollers and equipment and returning said equipment to their designated storage facility at the end of each day 7. Participate in "on call" schedule for evenings, weekends and holiday coverage. 8. Make regular inspections of buildings, common areas and grounds, performing repairs as necessary. 9. Assist with make-ready procedures, including, but not limited to, painting, Drywall repair. 10. Perform necessary maintenance in recently vacated apartments, prior to rental. 11. Complete work orders within the time period assigned. 12. Keep buildings and grounds secure and hazard-free. 13. Any other related duties as deemed necessary by Maintenance Supervisor/Director. 14. All employees have the responsibility of performing their work in a safe and efficient manner, shall be responsible for observing all company safety rules, report unsafe conditions and all incidents to their supervisor.
QUALIFICATIONS
To perform this job successfully, an individual must be willing to communicate in a team environment and be able to perform all essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required . HS diploma or equivalent Clean, verifiable driving record (MVR) Must have and maintain good attendance record Self-Motivated, Self-Starter Verifiable skills in Facilities Maintenance arena Skills required include mechanical, plumbing, carpentry, electrical, welding Willing/able to travel to other Carabetta facilities, as requested Advanced licensing in plumbing, electrical and HVAC would be a plus A Successful candidate must have sufficient verbal skills to be able to converse with residents and coworkers in an intelligent, clear manner. Good phone skills / etiquette. Ability to communicate in writing or orally. Good common sense, logical decision-making abilities capable of maintaining a safe working environment while satisfying customer requests in a timely manner. Must be able to comprehend standard business concepts, practices, policies and procedures.
Pay:
$20.00 - $25.00 per hour
