Job Description - Painter /Drywall Technician Position:
Year-Round, Full-Time Schedule:
40 hours per week; weekends, overtime, and holidays as requiredCompensation:
Up to $21.00 per hour, based on experience and skill level Position Summary Golden Sands Club Condominium Association is seeking a skilled, dependable Painter / Drywall Technician to perform interior and exterior painting, drywall repair, and light carpentry work throughout the property, including common areas and residential units. This role requires strong attention to detail, the ability to work safely at heights, and a commitment to maintaining the appearance and structural integrity of a 22-story high-rise coastal building. The ideal candidate is experienced in surface preparation, painting techniques, drywall finishing, and framing, and can work both independently and collaboratively as part of the maintenance team. Key Responsibilities Prepare surfaces for painting by cleaning, patching, sanding, caulking, and repairing drywall Perform drywall installation, taping, mudding, sanding, and finishing Apply primers, sealers, elastomeric coatings, paints, stains, and finishes to a variety of surfaces Match and mix paints and finishes to required specifications Perform interior and exterior painting in residential units, hallways, stairwells, mechanical rooms, and building exterior Operate brushes, rollers, sprayers, ladders, scaffolding, and lifts safely and effectively Perform minor framing, trim work, and carpentry repairs related to surface preparation Protect surrounding areas with drop cloths and masking to prevent damage Inspect completed work to ensure quality standards are met Maintain tools, equipment, and work areas in clean and safe condition Follow all OSHA safety standards and property safety procedures Assist with moisture damage repair, wall restoration, and repainting following leaks or repairs Document work performed and report maintenance issues observed during assignments Work cooperatively with maintenance staff, management, and residents Provide courteous, professional interaction with unit owners and guests Required Skills & Abilities Ability to lift 50 pounds or more Comfortable working on tall ladders, scaffolding, and lifts Ability to work indoors and outdoors in varying weather conditions Strong knowledge of painting materials, coatings, and surface preparation methods Knowledge of drywall finishing techniques and minor carpentry Skilled in the use of hand tools and power tools Mechanical aptitude and problem-solving skills Strong attention to detail and pride in workmanship Ability to work independently without direct supervision Strong teamwork and communication skills Good command of the English language (spoken and written) Excellent time-management and organizational skills Customer service oriented with professional demeanor Reliable transportation to and from work Willingness to bring issues or concerns to management promptly Preferred Qualifications High school diploma or GED Commercial, industrial, or high-rise residential painting experience Experience with elastomeric and waterproof coatings Experience working in occupied residential environments Familiarity with safety practices for high-rise buildings Physical Requirements Prolonged standing, climbing, bending, kneeling, and lifting Ability to perform physically demanding tasks throughout the workday Ability to safely work at heights for extended periods Work Environment This position is performed in both indoor and outdoor environments throughout a high-rise condominium property, including exposure to heights, weather elements, and construction materials.
