About the Role Halstead Residential is hiring a full-time Commercial Painter to help us keep our growing apartment portfolio looking sharp and leasing fast. Our portfolio includes approximately 150 units across 9 properties on Cleveland's West Side, and we're growing quickly. We're a fast-growing, owner-operated multifamily company building a real team — you'd be one of our first dedicated painting hires, not a number in a corporate system. We're looking for a fast, consistent, detail-oriented painter who can turn vacant units to a clean, rent-ready standard and handle touch-ups in occupied units and common areas. The right person knows that the finish is only as good as the prep. Responsibilities You'll handle a mix of full-unit turns, touch-ups, and common-area painting, including: Full-unit turn painting: walls, ceilings, trim, doors, and closets Surface prep: patching nail holes, light drywall repair, sanding, caulking, and taping Priming stains, patches, and bare drywall before topcoat Cutting in and rolling to clean, rental-grade lines Painting doors, frames, baseboards, and trim Touch-up painting in occupied units and common areas Painting to Halstead's standard colors and sheens (locked spec) Protecting floors, fixtures, and finishes; keeping a clean job site Taking before-and-after photos and updating work orders clearly Coordinating with the turn technician on punch-list sequencing This role is not expected to handle exterior repaints, lead-based-paint abatement, cabinet refinishing, or specialty/decorative finishes. We have vendors for specialized work. What We're Looking For The ideal candidate has: Prior apartment turn, production, or residential painting experience Speed and consistency on volume turns without sacrificing quality Valid driver's license and reliable personal vehicle (you'll travel between properties) Own brushes, rollers, and basic hand tools (we provide paint, sprayers, ladders, drop cloths, consumables, and all materials) Strong prep habits — you know the finish is only as good as the prep Ability to work independently and manage your own day Good communication with tenants and the internal team Pride in doing clean, rental-grade work Comfort working in occupied and vacant apartments Ability to prioritize urgent turns Dependability — showing up matters Apartment turn-painting experience is strongly preferred, but we're also open to a strong production painter or experienced residential painter who wants steady full-time work and room to grow. What Matters Most We care more about reliability, judgment, and execution than a perfect résumé. You should be the type of person who can walk a unit and say: — "Two coats and this turns clean." — "This wall needs a skim coat first." — "I can have this unit painted by end of day." — "This is good enough for rent-ready." — "Here's the paint and supplies I need." We value reliability, clear communication, and sound judgment above all. Compensation & Benefits Pay range is $22-$28/hour, depending on experience, speed, tools, transportation, and ability to work independently. Benefits package discussed at interview for qualified candidates. There's room to grow as the portfolio grows. A strong painter can eventually grow into a Lead Painter or Painting Crew Lead role. Schedule & On-Call Full-time position, Monday-Friday, 9am-5pm, with on-call availability for after-hours emergencies.
