We are seeking an experienced and dependable Plumbing Technician to join our maintenance team and help maintain the plumbing systems that keep our communities safe, functional, and operating efficiently. Position Summary The Plumbing Technician is responsible for inspecting, troubleshooting, repairing, and maintaining plumbing systems, fixtures, equipment, and related infrastructure within condominium and homeowner association communities. The position involves preventative maintenance, emergency repairs, water conservation efforts, and support of community-wide plumbing projects. The ideal candidate will have strong diagnostic abilities, excellent customer service skills, and experience working in occupied residential communities. Essential Duties and ResponsibilitiesPlumbing Maintenance & Repair Inspect, troubleshoot, repair, and maintain plumbing systems and equipment. Diagnose and repair leaks in water supply lines, drain lines, sewer lines, and irrigation systems. Install, repair, and replace: Faucets Toilets Sinks Showers Water heaters Valves Pumps Backflow devices Garbage disposals Plumbing fixtures Perform pipe repairs and replacements using PVC, CPVC, PEX, copper, cast iron, and galvanized piping. Clear clogged drains, sewer lines, and storm drainage systems. Perform preventative maintenance inspections on plumbing equipment and systems. Community Association Maintenance Maintain plumbing systems within condominium and HOA common areas.
Troubleshoot and repair:
Clubhouse facilities Restrooms Pool plumbing systems Irrigation systems Decorative fountains and water features Lift stations Community water distribution systems Common-area drainage systems Sewer and stormwater infrastructure Assist with water intrusion investigations and leak detection efforts. Coordinate with community managers, maintenance personnel, contractors, and residents. Water Conservation & Leak Detection Identify sources of excessive water consumption. Assist with leak detection and water loss investigations. Recommend corrective actions and system improvements. Support association water conservation initiatives. Emergency Response Respond to emergency plumbing calls, including: Water leaks Pipe breaks Sewer backups Flooding events Water heater failures Lift station alarms Take immediate action to minimize property damage and service interruptions. Safety & Compliance Ensure compliance with Florida Plumbing Code, local building codes, OSHA regulations, and applicable health and safety standards. Follow company safety policies and procedures. Maintain a safe work environment. Participate in safety meetings and continuing education programs. Documentation Maintain accurate work orders, maintenance records, and inspection reports. Document repairs, inspections, and recommendations. Utilize mobile maintenance management software and work-order systems. QualificationsRequired High School Diploma or GED. Valid Florida Driver's License with acceptable driving record. Minimum five (5) years of plumbing maintenance experience in commercial, multifamily residential, condominium, HOA, hotel, resort, or facilities maintenance environments. Strong troubleshooting and diagnostic skills. Ability to read plumbing schematics, blueprints, and construction drawings. Ability to participate in an after-hours emergency on-call rotation.
Required:
Florida Journeyman Plumber License. Florida Certified Plumbing Contractor License. Backflow Prevention Certification. Lift Station Maintenance Experience. Irrigation System Repair Experience. OSHA 10 or OSHA 30 Certification. CPR and First Aid Certification. Experience with water intrusion investigations and leak detection technologies. Community Association Experience Preferred Experience working within condominium associations and homeowner associations governed by Chapters 718 and 720 of the Florida Statutes. Familiarity with resident interactions, vendor coordination, board expectations, and community maintenance standards. Experience maintaining common-area plumbing systems, clubhouses, pools, recreational facilities, irrigation systems, and association-owned infrastructure. Ability to communicate professionally with residents, Board Members, Community Association Managers (CAMs), contractors, and vendors. Preference will be given to candidates with prior experience providing plumbing maintenance services to condominium associations, homeowner associations, multifamily residential communities, resorts, or similar managed properties. On-Call and Emergency Response Requirements Participate in an on-call rotation schedule for after-hours emergency service requests. Respond to emergency plumbing issues, flooding events, sewer backups, and water service interruptions. Ability to work occasional evenings, weekends, holidays, and overtime based on operational requirements and emergency situations. Physical Requirements Ability to lift and carry up to 75 pounds. Ability to climb ladders, work in confined spaces, crawl spaces, and utility rooms. Ability to stand, bend, kneel, crawl, and work for extended periods. Ability to work indoors and outdoors in South Florida weather conditions. Ability to safely use hand tools, power tools, drain cleaning equipment, and plumbing diagnostic equipment.
