Maintenance Repair Person

: Perform needed repairs and installations as well as general upkeep tasks to keep Ludlow Housing in a safe, clean and well-maintained state. The position is great for someone looking to further their skills with exposure to multiple trades and grounds keeping work. You will work alongside experienced maintenance staff and trades partners and have the ability to learn and attend training.

• Perform janitorial work in the common areas of buildings and inside units as directed by work orders. (cleaning, trash removal, vacuuming, strip and wax floors, fill paper towels/toilet paper dispensers and soap)
• Perform groundskeeping tasks including but not limited to mowing, weed whacking, leaf blowing and raking, trimming bushes and trees, weeding and trash removal, clearing brush, planting seed and applying fertilizer. Also maintain and keep clear of hazards all walkways and parking areas including snow and ice (shoveling and snow blowing).
• Perform non-licensed electrical work.
• Perform non-licensed plumbing work.
• Ability to make surfaces paint ready and paint units and exteriors.
• Perform general maintenance and seasonal changeovers of mowers and vehicles.
• Ability to safely work with hand tools and power tools.
• Perform needed carpentry tasks to repair or alter units during repairs and renovations.
• Trouble shoot and fix locks and doors ways.
• Make necessary repairs and troubleshoot HVAC systems so tenants maintain heat and hot water.
• Complete assigned work orders as directed and provide timely communication regarding outcomes and problems.
• Participate in rotating on-call and after-hours emergency coverage.
• Check appliances and make needed repairs.
• Ability to maneuver towing a trailer and operate plow truck.
• Ability to perform physical work, bending, climbing ladders, working in all weather conditions, lifting 50-75lbs.
• Valid drivers license and ability to be insured.
• Working knowledge of residential plumbing, electrical and mechanical systems, general maintenance of buildings and grounds required.
• Ability to work independently and exercise good judgment.
• Excellent general health and ability to shovel snow and work for extended periods.
• Ability to work with elderly and people of different socio-economic backgrounds and maintain confidentiality of tenant information.
• High school diploma or equivalent
• Must successfully pass a CORI, health, drug and alcohol test.

From $30.47 per hour
