Company Overview GTM Talent is recruiting on behalf of a Chicago-based senior housing investment platform focused on operational improvement, value creation, and hands-on asset management across senior living assets in Chicagoland and nationally. The firm combines institutional investment discipline with an entrepreneurial, hands-on approach to operational value creation. The team is intentionally lean and highly collaborative. Decisions get made quickly, strong ideas get heard, and individual impact matters. Senior housing is the firm's primary investment focus and a sector where leadership sees significant long-term opportunity. The platform focuses on assisted living, memory care, independent living, and CCRC assets, with an emphasis on operational improvement and value creation in transitional and underperforming properties. The firm believes strong operations create better outcomes for both residents and investors. That alignment is central to how they invest. The role works directly with firm leadership on operational, portfolio, and strategic decisions. What Success Looks Like Success in this role means driving NOI improvement across the portfolio, building trusted operator relationships, proactively identifying issues before they become problems, and helping scale the platform thoughtfully and profitably. We are looking for someone who thinks like an owner, not simply an operator or analyst. This role is likely best suited for someone currently succeeding in senior housing asset management or operations who is looking for broader exposure, greater ownership, and direct involvement with leadership. The Opportunity We are looking for an Asset Manager - Senior Housing who wants to own something real. This is not a passive reporting role. You will be the primary owner of a portfolio of senior living assets, working closely with leadership, operators, lenders, and capital partners to drive performance from acquisition through disposition. This role is highly visible, highly accountable, and central to portfolio performance. The right person will thrive in an entrepreneurial environment where they can operate autonomously, influence decisions directly, and help shape the future of a growing platform. The team works closely together and values in-person collaboration. The company expects this person to work from the Chicago office approximately four days per week, with regular travel to assets. What You Will Do Asset Oversight Own a portfolio of senior living assets across multiple markets, including independent living, assisted living, memory care, and CCRCs Develop deep knowledge of each asset's competitive set, market dynamics, occupancy trends, pricing position, and operational performance Serve as the primary relationship between ownership and operating partners Hold operators accountable while maintaining strong, long-term working relationships Review financial performance, identify operational and financial variances, and drive action plans Lead renovation, capital improvement, and operational improvement initiatives Build and maintain asset-level business plans aligned with underwriting assumptions and evolving market conditions Financial Management Lead annual budgeting and reforecasting processes with operators and internal leadership Partner with finance leadership on debt compliance, covenant monitoring, and lender reporting Oversee capex planning, approvals, and tracking Support quarterly distributions and investor communications Transactions and Asset Lifecycle Support acquisitions with operational due diligence and transition planning Lead refinancings, recapitalizations, and dispositions Prepare hold/sell analyses and recommendations for leadership Reporting and Governance Oversee investor reporting and portfolio updates Maintain asset-level models and valuations Partner with finance leadership on quarterly and annual reporting How We Work The company is intentionally lean and collaborative.
