A On-Site Assistant Manager shall possess qualifications and assume responsibilities as follows:
QUALIFICATIONS
An On-Site Assistant Manager must possess the following essential requirements:
  • Working knowledge of personnel, accounting, leasing, maintenance, marketing and resident retention policies and programs. We are willing to train if you don't meet all of these requirements but have skills elsewhere.
  • Good human relations skills and the ability to work well with others
  • Excellent oral and written communication skills
  • High School diploma or equivalent
  • Proficiency with PC systems and Microsoft Office software
  • Ability to display professional behavior and dress as required by Van Rooy
  • Valid driver's license and reliable transportation
  • Ability to stand for long periods of time, lift 25 lbs.

REQUIRED JOB DESCRIPTION
The On-Site Assistant Manager is responsible for supporting the manager and business operations of their assigned property to maximize its financial returns in accordance with the owner's objectives, and to help ensure that all residents are provided with a clean, safe and well-maintained community.
RESPONSIBILITIES 1.
Supervisory Duties o Communicate and direct the maintenance team per manager's instructions. o Provide ongoing training as required to staff. 2. Site Maintenance o Help supervise all maintenance activities and outside contractors working at property, as directed by the manager. o Oversee all details for move-ins and move-outs, giving special attention to unit inspections o Ensure that all maintenance requests are handled in a timely manner and that residents are promptly notified of any delay 3. Marketing & Leasing o Responsible assist with the leasing of vacant units. o Help oversee the collection of rents and all delinquency matters o Help resolve resident complaints, guideline violations and other issues o Make recommendations for and assist in the preparation of marketing and advertising programs 4. Administration o Report accident and emergency situations to the correct supervisor immediately and by use of the appropriate reporting procedures o Ensure rent payments, changes to charges, and resident files are properly handled 5. Other o Record all resident correspondence, as necessary, and submit to Property Manager for review o Maintain a working knowledge of all fair housing laws, its policies and practices and be fair and consistent in upholding these and all company policies o Ensure the correct and timely processing of LIHTC paperwork required for move-ins and annual recertifications
