Job Description

Job Overview The Assistant Property Manager supports the day-to-day operations of Country Manor Inc., a HUD-assisted affordable housing community in Ordway, Colorado. This role focuses on maintaining compliance with HUD regulations, assisting with leasing and recertifications, and providing excellent resident support across a small, multi-building property. The position requires strong attention to detail, organization, initiative and the ability to manage multiple responsibilities. Key Responsibilities Leasing & Occupancy
  • Assist with marketing and leasing vacant units in accordance with HUD guidelines
  • Maintain and manage waiting lists per HUD requirements
  • Process applications, including income and eligibility verification
  • Prepare lease agreements and coordinate move-ins and move-outs
  • Support efforts to maintain full occupancy across all 7 buildings, 28 units HUD Compliance & Recertifications
  • Process annual and interim recertifications in compliance with HUD
  • Verify income, assets, deductions, and allowances
  • Maintain complete, accurate, and audit-ready resident files
  • Review and resolve EIV discrepancies in a timely manner
  • Ensure all documentation meets HUD and internal compliance standards Resident Relations
  • Serve as a primary point of contact for residents
  • Address resident concerns, complaints, and service/maintenance requests professionally
  • Foster a respectful, community-oriented environment
  • Enforce lease terms and community policies consistently Financial & Administrative Duties
  • Assist with rent collection, posting, and delinquency follow-up
  • Enter and maintain accurate data in OneSite (RealPage)
  • Support monthly reporting, occupancy tracking, and compliance reporting
  • Maintain organized records and filing systems Property Operations
  • Coordinate with maintenance for work orders and unit turnover readiness
  • Assist with unit inspections and property walk-throughs
  • Prepare for REAC inspections and other regulatory reviews
  • Ensure compliance with Fair Housing laws and Colorado landlord-tenant requirements Qualifications Education & Experience
  • High school diploma or GED required
  • 1-3 years of property management or administrative experience preferred
  • Experience with HUD, Section 8, or affordable housing programs strongly preferred Skills & Abilities
  • Knowledge of HUD Handbook 4350.3 and Fair Housing regulations (preferred)
  • Strong attention to detail and organizational skills
  • Ability to manage multiple priorities in a small-property environment
  • Proficiency in Microsoft Office and OneSite (RealPage) (preferred)
  • Strong communication and customer service skills
  • Ability to maintain confidentiality Working Conditions
  • Office-based role with regular interaction across 7 residential buildings
  • Frequent walking between units and buildings may be required
  • Hours do require some flexibility, 20 hours per week Compensation & Benefits
  • Competitive pay based on experience 18-21 per hour
