Job Description

Position Summary The Assistant Property Manager supports the day-to-day operations, financial performance, and tenant relations of assigned properties. This role works closely with the Property Manager and ownership to ensure high occupancy, strong collections, operational efficiency, and positive tenant experience while maintaining compliance with company policies and regulatory requirements. Key ResponsibilitiesOperations & Tenant Relations Assist in managing daily property operations, including inspections, vendor coordination, and service requests. Respond to tenant inquiries, concerns, and maintenance requests in a professional and timely manner. Support tenant move-ins, move-outs, renewals, and lease compliance. Conduct regular property walks to ensure cleanliness, safety, and curb appeal. Assist in implementing building policies, rules, and operational procedures. Leasing & Marketing Support leasing efforts by coordinating tours, preparing lease packages, and tracking prospects. Assist with marketing initiatives to improve occupancy and retention. Maintain accurate tenant files and leasing documentation. Financial Administration Assist with rent collections, delinquency follow-up, and payment processing. Prepare invoices, purchase orders, and vendor payments. Track operating expenses and assist with budget monitoring. Maintain accurate rent rolls, reports, and financial records. Support monthly reporting to ownership and management. Vendor & Maintenance Coordination Coordinate with maintenance staff and vendors for repairs, preventive maintenance, and capital projects. Obtain bids, schedule work, and monitor quality and completion of vendor services. Verify completed work and ensure invoices match approved scopes. Compliance & Risk Management Ensure compliance with lease terms, safety standards, and company policies. Assist with insurance documentation, incident reports, and inspections. Maintain organized property records and files. Administrative Support Prepare correspondence, notices, reports, and presentations. Maintain electronic and physical filing systems. Support audits, property reviews, and special projects as assigned. Qualifications Bachelor's degree preferred (Business, Real Estate, Finance, or related field). 2+ years of experience in property management, real estate operations, or related field preferred. Strong organizational, communication, and customer service skills. Ability to manage multiple priorities in a fast-paced environment. Proficiency in Microsoft Office (Excel, Word, Outlook); property management software experience a plus (Yardi, AppFolio, MRI, etc.). Basic understanding of leases, budgeting, and property operations. Professional demeanor and strong problem-solving ability. Physical & Work Requirements Ability to walk properties, climb stairs, and inspect units/buildings as needed. Occasional evening or weekend availability may be required. Ability to lift up to [XX] pounds if necessary. Compensation & Benefits Competitive salary based on experience. Bonus potential.
