To learn more about our benefits, visit mycsbsju/jobs. The Operating Engineer operates the high-pressure steam generating plant and its related equipment during the designated campus heating season. The Operating Engineer also performs scheduled and unscheduled maintenance on all power plant equipment and systems as well as performing all power plant housekeeping functions. The Engineer tests, inspects, troubleshoots, and repairs portable facility-maintenance equipment as required by the technical and custodial maintenance sections. This position is represented by Operating Engineers Local 49. Actual pay will be dependent upon several factors, including the candidate's experience, qualifications, and skills, and may fall outside of the range indicated. Primary Responsibilities During Heating Season Operate the high-pressure boiler plant on a rotating shift basis in accordance with the requirements established by state law and by the Chief Engineer. Monitor boilers, pumps, compressors, their associated drive motors, interconnecting piping and controls to assure reliable, cost effective and efficient operation. Test boiler water, softener and dealkalizer effluent, condensate, and deaerator water as prescribed. Adjust chemical feed and blowdown rates as necessary to protect equipment and safeguard operation. Regenerate process equipment as required by water test readings and standard practice. Inspect and clean strainers, filters, and oil guns as needed. Lubricate bearings, adjust packing leak off, etc. to maintain equipment at peak performance. Maintain proper inventory of supplies and materials to operate plant effectively and efficiently. Adjust PRV control set points to maintain desired pressure output over entire load range. Monitor facility-wide EMS; respond to alarm conditions and abnormal operations as required and directed. Maintain and repair as necessary all power plant equipment. Open, clean, and flush boiler waterside for annual internal inspection. Properly lay-up boilers for off-season storage. Flush, fill, chemically treat and bake out boilers for heating season operation. Rebuild pumps, replace mechanical seals, replace packing, adjust coupling alignment, send drive motors out for bearing replacement, dip and bake windings as required in PM schedule. Repack, repair/replace valves as required. Perform necessary housekeeping tasks in the power plant. (% of time spent on responsibilities) Sweep, mop/scrub, and wax floors as necessary to maintain a clean, healthful environment. Sweep/dust overhead piping, light fixtures, and equipment to maintain appearance of the power plant and support proper cleaning methods. Clean, degrease, and paint as needed floors, piping, and equipment from various campus sources. Inspect, test, troubleshoot and repair bench-serviceable equipment from various campus sources. Receive, document, and evaluate equipment brought to power plant for repair. Determine repair requirements, complete requests for replacement parts. Repair equipment as required. Document operations and maintenance activities Maintain all customary shift-specific logs and reports. Complete daily, monthly, and yearly reports as required by the Chief Engineer. Complete and process all work order and preventive maintenance paperwork. Proactively communicate to Power Plant Director observations and recommendations concerning equipment or systems that require attention or actions in excess of documented PM schedule needs. Perform other duties as assigned by the Power Plant Director or Director of Facilities. Primary Responsibilities During Non-Heating Season Perform a variety of skilled labor and routine maintenance assignments, including but not limited to: service, repair and maintenance of plumbing equipment, cold/hot water systems, HVAC systems, and fire sprinkling systems. Maintain inventory of plumbing supplies and equipment if assigned. Perform other duties throughout campus as assigned by the Power Plant Director or Director of Facilities.
Minimum Qualifications:
High School Diploma or GED required. Related professional experience and a valid MN 2nd Class Grade B Stationary Engineer's License. Ability to read and follow blueprints, electrical diagrams, and control schematic drawings. Skilled in testing, inspecting, troubleshooting and adjusting or repairing a variety of digital, pneumatic and electrical equipment. Knowledge of and ability to use diagnostic equipment, including volt-ohm meters, multi-meters, tachometers, etc. Ability to manipulate EMS controls through computer interface devices. Ability to operate a computer to utilize email and basic tasks. Ability to work with minimal supervision. Effective communication and interpersonal-relations skills to work professionally with staff and students. Must possess good motor coordination and manual dexterity; good vision, depth perception and color recognition. Ability to tolerate noise and vibrations from operating machinery. Knowledge and ability to work safely with or near potentially hazardous chemicals and materials.
Preferred Qualifications:
Post-secondary vocational training in power plant operations, mechanical/electrical maintenance, or a related field. Related professional experience and a valid MN 1st Class Grade B or higher Stationary Engineer's License.
Physical Requirements:
Ability to lift (up to 50 lbs.), carry, push or pull a variety of tools, equipment and materials. Ability to climb, stoop, kneel and crouch to gain access to equipment, wire and pipe.
