Building Operations Manager Tice Leasing Blvd. Woodcliff Lake, NJ Job Details Full-time From $35 an hour 1 day ago Qualifications Landscape maintenance Emergency management Electrical systems Maintenance management Property management Full Job Description Plant Operations Manager Primary Responsibilities The Plant Operations Manager will be responsible for the day-to-day operation, maintenance, safety, appearance, and functionality of the commercial office building and surrounding property. The role includes both daily operational oversight and long-term preventative maintenance planning. 1. Daily Operations & Facility Oversight Building Operations Ensure all building systems are fully operational and functioning properly each day Monitor HVAC systems to maintain tenant comfort and operational efficiency Ensure lighting, plumbing, electrical, and common area systems are operational Respond promptly to operational issues and emergencies Cleanliness & Public Areas Ensure bathrooms are clean, operational, stocked, and maintained throughout the day Ensure all public/common areas are clean, debris-free, safe, and presentable Maintain lobby, hallways, stairwells, elevators, entrances, and exterior walkways Oversee trash removal and cleanliness standards for the property Vendor & Staff Management Manage cleaning crews, day porters, and contracted maintenance vendors Supervise vendor performance and ensure quality standards are met Coordinate scheduling and access for outside contractors Tenant Relations & Service Requests Manage tenant ticketing/work-order system Ensure timely response and resolution of tenant maintenance requests Maintain professional communication with tenants regarding repairs, disruptions, and scheduled maintenance Minimize disruption to tenants during maintenance or construction activities Safety & Compliance Maintain safe operating conditions throughout the property Ensure compliance with all applicable building, fire, OSHA, and safety regulations Monitor emergency systems and procedures 2. Preventative Maintenance & Capital Improvements Preventative Maintenance Program Develop and maintain preventative and seasonal maintenance schedules Conduct regular inspections of all building systems and equipment Maintain maintenance logs, inspection records, and service documentation Anticipate and proactively address potential operational issues Building Systems Oversight Responsible for maintenance coordination and operational oversight of: HVAC systems Electrical systems and breakers Plumbing systems and pumps Elevator systems Sprinkler and fire suppression systems Roofing systems Public and exterior doors Lighting systems Irrigation and landscaping systems Exterior & Grounds Oversee landscaping, irrigation, parking areas, sidewalks, and exterior appearance Ensure property curb appeal and professional presentation at all times Construction & Tenant Improvements Coordinate and oversee tenant improvements and construction projects Ensure all construction work is completed professionally, safely, and with minimal tenant disruption Coordinate contractor access, scheduling, and compliance requirements Review completed work for quality and adherence to building standards Ongoing Building Improvements Maintain and prioritize an ongoing building improvement list, including items such as: Painting and wall repairs Peeling wallpaper Carpet repairs/replacement Lighting fixture upgrades Door and hardware repairs Cosmetic and functional upgrades to common areas General modernization and aesthetic improvements
