We are looking for a highly organized, proactive Permitting and Purchasing Agent to join our team and serve as a critical bridge between our project blueprints and groundbreaking.
Role Description:
As the Permitting and Purchasing Agent, you will hold a dual-focus role vital to our production pipeline. You will be responsible for securing all necessary municipal permits for our single-family residential projects while simultaneously managing the procurement of construction materials and vendor contracts. This role requires a unique blend of bureaucratic navigation, sharp negotiation skills, and obsessive attention to detail.
Responsibilities:
Permitting & Approvals (Approx. 50%) Prepare, submit, and track all building permit applications, zoning variances, and utility connections with local municipalities and government agencies. Serve as the primary point of contact for city/county planners, engineers, and inspectors to expedite the approval process. Review architectural and engineering plans prior to submission to ensure compliance with local building codes and submission checklists. Maintain an up-to-date, transparent tracking system of all permit statuses to provide regular updates to the project management team. Purchasing & Procurement (Approx. 50%) Source, negotiate, and finalize purchase orders for materials, lumber, fixtures, and finishes required for single-family builds. Issue Requests for Proposals (RFPs) to subcontractors and vendors, analyze bids, and assist in awarding contracts. Manage and maintain vendor and subcontractor relationships, ensuring competitive pricing and reliable lead times. Collaborate with the estimating and project management teams to monitor construction budgets and minimize cost variances.
Qualifications:
Experience:
2-4 years of experience in residential construction purchasing, estimating, or permit coordination (specifically single-family residential).
Industry Knowledge:
Strong familiarity with local building codes, zoning laws, and municipal permitting processes.
Technical Savvy:
Proficiency with construction management software (e.g., Ressio, Buildertrend, Procore) and MS Excel.
Skills:
Exceptional negotiation, communication, and time-management skills. The ability to manage multiple projects with tight deadlines is a must.
Education:
High school diploma required; degree in Construction Management, Business, or a related field is a plus.
Pay:
$50,000.00 - $65,000.00 per year
