Job Description

Boise, Idaho-based home builder Tresidio Homes is seeking a detail-oriented Lumber Estimator / Purchasing Agent with strong analytical skills and a solid understanding of residential construction to support estimating, budgeting, and purchasing activities across multiple homebuilding projects. This role works closely with the Director of Purchasing, trade partners, and internal teams to develop accurate takeoffs, maintain current pricing, and help ensure projects are planned and budgeted efficiently.
Job Summary:
The Estimator / Purchasing Agent supports the Director of Purchasing by preparing construction estimates, maintaining accurate pricing, and assisting with purchasing activities for residential projects. This role performs material takeoffs, develops house budgets, and coordinates with vendors and trade partners to gather and track pricing. The position also maintains pricing databases and supports internal teams with estimates, change requests, and purchasing updates to ensure accurate project costing and efficient operations.
Key Responsibilities:
Perform lumber and trim takeoffs for each new plan type and elevation. Build out house budgets in the ERP software by performing whole home takeoffs for new plans. Update subdivision pricing monthly for all communities or as often as needed when significant price changes occur. Price out new plans as needed by the Sales and Land Development Departments to create proformas for potential future projects. Solicit and track bids/estimates from trades and vendors and follow-up to ensure pricing is received back in a timely manner. Maintain and update the trade and vendor pricing database. Analyze pricing changes and create comparison reports. Conduct monthly job close out reports. Set up new suppliers and vendors. Maintain up-to-date pricing in Envision (Online Design Studio software). Perform takeoffs on estimating plan sets for pre-sold buyers in anticipation of their first design studio appointment. Assist Designers with special requests by performing takeoffs and bidding out items in a timely manner. Facilitate late change requests submitted by the Production team by updating selections, purchasing materials, and creating variance purchase orders as needed.
Education:
High school degree is required; college degree preferred.
Experience:
3-5 years experience in the construction industry with an emphasis on Commercial and Residential Estimating. Lumber and trim estimating experience preferred.
Qualifications:
Ability to read and understand construction plans/blueprints. Excellent communication skills and ability to communicate with trade contractors and vendors. Strong multi‑tasking abilities; detail oriented and organized. Computer skills including proficiency in Microsoft Office Suite, specifically Microsoft Excel.
Compensation:
This position includes a base salary and profit share. Base salary is DOE.
