Job Description
Purchasing Agent - Build Your Future with Kolter Homes Kolter Homes is seeking a driven and detail-oriented Purchasing Agent to join our team and play a key role in delivering high-quality homes in a cost-effective and efficient manner. In this role, you will be responsible for procuring materials and services while developing and maintaining accurate budgets that support the success and profitability of our communities. You will coordinate the bid process for new subdivisions, including preparing bid packages with plans, scopes of work, and standard and optional features, as well as reviewing and approving subcontractor bids. Working closely with the Purchasing Director and Manager, you will assist in negotiating contracts for labor and materials to ensure the best value. This position requires strong analytical and organizational skills, as you will perform material takeoffs and estimates, input detailed pricing into Newstar, and create and maintain Model Cost Estimates and Anchor Estimates. You will also conduct field verifications to confirm material quantities, evaluate installation quality, and collaborate with subcontractors to resolve any issues. A key part of the role involves researching, qualifying, and helping select new subcontractors and suppliers, while also coordinating routine bid-outs to maintain cost control. Additionally, you will manage option catalogs with accurate pricing and margins, price out custom options, and ensure all purchase orders and work documents reflect precise information. The Purchasing Agent will also be responsible for resolving vendor disputes related to pricing, quality, and quantity discrepancies, as well as routinely reviewing house costs within assigned communities to identify opportunities for improved profitability. You will analyze lot-specific house data, provide insights on cost variances, and partner with both Purchasing and Construction teams to reduce future discrepancies. Maintaining accurate and up-to-date Standard Features lists and Community Books is essential to ensure consistency across all projects. The ideal candidate has a college degree (preferred) and at least two years of relevant experience in purchasing, estimating, or a similar role, preferably within a high-volume homebuilding environment. This role does not include supervisory responsibilities but requires a proactive, detail-oriented professional who can manage multiple priorities and contribute to continuous improvement efforts.
