$120,000 Annually Position Summary The HOA General Manager is responsible for overseeing the service and operations of a luxury high-rise Homeowners Association (HOA) in the Greenwood Village area. This role is responsible for daily operations, resident experience, staff leadership, financial planning and reporting, and long-term strategic planning in partnership with the Board of Directors. The HOA General Manager ensures productivity and efficiency of employees, fosters a culture of service and hospitality, and builds an organization focused on delivering exceptional resident experience. Company CAP Management is an HOA management company dedicated to triple bottom line sustainability - environmental, social, and financial. We partner with associations to create predictable, stable, and well-run communities while supporting long-term planning and operational excellence. Duties and Responsibilities Operational Oversight Oversee all aspects of community operations including staffing, resident satisfaction, vendor performance, and service delivery. Ensure Standard Operating Procedures (SOPs) are implemented and continuously improved. Complete regular inspections of common areas and ensure timely resolution of issues. Ensure resident requests and concerns are addressed promptly. Leadership and Team Development Manage and develop on-site staff including Assistant General Managers, Concierge personnel, Engineering, and support staff. Establish performance expectations and conduct employee evaluations. Develop employee training plans and support professional growth. Create a culture of accountability, purpose, and service. High-Rise Operations Support preventative maintenance planning and building operations. Coordinate with vendors and shared facilities teams as needed. Ensure safe and secure building operations. Oversee hospitality-oriented resident services. Process Development and Operational Structure Refine and improve operational workflows. Create and maintain consistent processes. Develop systems that support efficiency and resident experience. Financial Oversight Work collaboratively with CAP accounting to support budgeting and financial planning. Monitor operational impacts on financial performance. Support invoice processing and vendor cost management. Review financial information and communicate operational impacts. Board and Client Relations Develop weekly reports and attend Board meetings. Serve as a trusted advisor and strategic partner to the Board. Support long-term operational and capital planning. Communicate effectively with residents and stakeholders. Qualifications High-rise and/or HOA management experience strongly preferred Strong understanding of HOA governance, financial reporting, and operations Strong understanding of CCIOA Experience leading and developing teams Financial management experience Familiarity with major building systems Strong written and verbal communication skills Ability to work evenings/weekends as needed Core Competencies Leadership and accountability Hospitality mindset Communication Financial awareness Relationship management Problem solving Strategic thinking Operational execution Team developmentPay:
