Job Description
Overview We are building a high-growth self-storage platform with a clear objective: acquire, scale, and institutionalize a portfolio of 8-10 facilities within the next 24 months, culminating in a planned institutional exit in 5-7 years. We are seeking a driven, entrepreneurial Director of Growth to work directly with ownership in executing this strategy. This is not a traditional sales or operations role — it is a platform-building position designed for a future Chief Operating Officer . You will play a central role in sourcing acquisitions, driving revenue growth, improving operating performance, and building the systems required to scale into an institutional-quality platform. Duties Acquisition & Expansion Source and evaluate self-storage acquisition opportunities Build relationships with brokers, owners, lenders, and investors Lead underwriting, due diligence, and transaction execution Revenue & Operational Growth Optimize pricing, occupancy, and ancillary revenue streams Implement revenue management strategies across facilities Drive EBITDA growth through operational efficiency and margin expansion Platform Development Standardize operations, reporting, and KPIs across all locations Implement scalable systems (technology, CRM, dashboards) Prepare the platform for institutional capital, recapitalization, or exit Strategic Partnerships Develop relationships with local business communities and referral sources Represent the company in industry events and networking environments Experience 5+ years in real estate investment, self-storage, private equity, or multi-site operations Strong financial acumen (underwriting, ROI analysis, EBITDA focus) Proven ability to grow revenue and improve operating performance Experience scaling multi-location businesses or portfolios preferred Highly entrepreneurial with an ownership mindset Comfortable working directly with ownership and making high-impact decisions Compensation We offer a flexible, performance-driven compensation structure designed to align with long-term value creation:
Base Salary:
$125,000-$130,000Performance Bonus:
7% of incremental EBITDA growthProfits Interest:
Up to 6% participation in platform equity Grant beginning at the end of Year 2 Hybrid vesting (time-based + performance milestones) Structured around long-term value creation and exitJob Type:
