Operations Manager

Avangard Global Group is a vertically integrated real estate investment and property management company headquartered in Syracuse, NY, with a growing portfolio across multiple markets. Our divisions span acquisitions, property management, construction, leasing, and capital solutions. We are scaling aggressively and building the operational infrastructure to support a 1,000+ unit portfolio. We run lean, move fast, and hold ourselves to institutional standards. The role We are hiring an Operations Manager to own the day-to-day execution of our business. This is a hands-on leadership role — you will coordinate across our property management, construction, leasing, and finance teams to ensure every department is performing, every process is documented, and every deadline is met. You report directly to the CEO and serve as the operational engine of the company. Core responsibilities Oversee daily operations across all divisions — property management, construction/rehab, leasing, and finance ops Own team accountability: set weekly priorities, track task completion, and escalate blockers before they become problems Build, document, and enforce SOPs across all departments — eliminate reliance on tribal knowledge Monitor KPIs including occupancy rate, delinquency, rehab timelines, and turnover efficiency — report weekly to CEO Manage cross-team communication and coordination between property management, construction, leasing, and admin Maintain operational visibility through dashboards, status trackers, and reporting systems (Asana, Buildium, Google Drive)Identify process gaps, inefficiencies, and staffing issues — bring solutions, not just problems Support vendor, contractor, and utility coordination in collaboration with department leads Ensure compliance deadlines, insurance renewals, and registry requirements are tracked and met Serve as the operational point of contact when the CEO is in acquisition, investor, or strategic mode What we're looking for 5+ years of experience in real estate operations, property management, or construction management Proven track record managing teams, holding people accountable, and driving measurable results Experience building systems and SOPs — not just following them Comfortable reading a rent roll, P&L, and rehab budget — financially literate, not just operationally Strong communicator — direct, clear, professional, and consistent Proficient with Buildium, Asana (or equivalent PM tools), QuickBooks, and Google Drive Thrives in a fast-moving, growth-stage environment where the playbook is still being written Based in or willing to relocate to Syracuse, NY — on-site presence required Nice to have Experience managing multi-family or mixed residential portfolios (50+ units) Background in construction or rehab coordination Familiarity with Section 8, DSS, or program-based rent workflows Experience scaling a small team to a mid-size operation
