Role Accountabilities Inspections, Underwrites & Concessions:
- Own the accuracy and integrity of property inspections by thoroughly evaluating each property for condition, repair scope, and risk factors, then presenting findings and recommendations to the underwriting committee with the clarity and support needed to drive confident pricing decisions and protect company margin on every deal.
- Own the concession process by leading seller conversations when price adjustments are required, securing revised terms that bring the property to a purchase price the company is willing to move forward at while preserving seller trust and deal momentum.
House Buying and Selling Process:
- Own the end-to-end execution of the buying and selling process by ensuring the Buyer Relations Manager, In Field Operations, and Transaction Coordinator operate in full alignment on weekly and monthly disposition priorities so every property in inventory is marketed and moved with urgency.
- Drive disposition performance by ensuring each property generates strong investor demand and competitive offer activity, pushing every deal toward the highest possible sale price and protecting profit per transaction.
- Oversee transaction coordination to ensure buyers, sellers, and escrow remain in sync throughout the closing process, keeping files on pace for on-time closings and holding the team accountable to disciplined communication and follow-through.
- Act as the first line of problem resolution on active transactions by removing roadblocks as they surface, including title issues, tenant vacancy challenges, and closing complications, ensuring deals do not stall and closings are protected.
Team Mentorship & Performance Leadership:
- Develop the Buyer Relations Manager, In Field Operations, and Transaction Coordinator into a high-performing, cohesive unit by reinforcing company standards, coaching through real deal situations, and strengthening each role's execution and decision-making.
- Set the performance tone for the operations team through personal discipline, urgency, and professionalism, modeling the level of ownership and execution expected across every transaction.
- Identify performance gaps across inspections, dispositions, and transaction coordination, and partner with the Regional Operations Manager to implement coaching plans that return team members to company standards.
- Act as the emotional thermostat of the team by recognizing early signs of frustration, slipping confidence, or breakdowns in communication, stepping in quickly to reset focus, reinforce accountability, and keep the team aligned with the department's mission.
