An EVP P3 Development has a broad range of management, project, and corporate responsibilities centered around project development.
Essential Functions:
In this role, you will: Have primary responsibility for client service and support Think empathetically, creatively, and strategically while building, managing, and maintaining a broad set of client and partner relationships to positively impact business development and project outcomes Manage and/or oversee multiple development teams and multiple projects simultaneously Work directly with company Principals on business and project strategy to improve projects, processes, and the overall organization Have primary responsibility for the successful training, mentoring, and development of junior development staff Partner with company Principals to recruit and retain development staff and professionals Maintain ultimate responsibility for staff and project success Be able and willing to perform all functions required of a Sr. VP P3 Development at any time Lead, direct, advise, support, and manage development team members in the performance and execution of all aspects of projects, including: Building and managing strong and beneficial client relationships before, during, and after project award and completion Analyzing project and partner viability and recommending go/no-go decisions to project company leadership Creating frameworks, approaches, and strategies for transaction and program solutions in response to RFQs and RFPs Structuring finance and project capitalization plans and strategies Drafting, coordinating, and completing project proposals in response to RFQs and RFPs Drafting, delivering, and managing all project-related client communications and correspondence Creating comprehensive project assessments and reports for evaluation by the project committee Vetting, assembling, and managing development team members during predevelopment and construction Documenting project processes, including agendas, meeting minutes, and team correspondence Creating and managing project schedules and timelines Driving, enforcing, and ensuring overall project financial performance and schedule adherence Creating project financial models and finance packages for internal use and capital markets Managing and maintaining the project pro forma to ensure viability and accuracy throughout the development process in partnership with the Director of Finance Managing and executing entitlement and permitting processes Drafting and negotiating project agreements and executing project closings Tracking project expenditures against budget and maintaining financial forecasts for active developments Supporting development and construction teams during construction operations and maintaining close relationships with university partners to ensure a high level of customer service and satisfaction Supporting the property management team responsible for post-completion facility operations Reporting regularly and directly to company Principals on project status, challenges, schedule adherence, opportunities, and relationships
Experience and Education Required:
10-15 years of experience with Capstone or another company as a Senior Development Manager on similar-scale and complex real estate development projects Bachelor's degree required, preferably in Finance or Real Estate Finance Demonstrated success managing projects, schedules, and budgets Demonstrated leadership and management skills with the ability to build and maintain trusted and respectful relationships with clients, business partners, and team members Strategic and creative thinking skills with a high level of motivation and willingness to work extended hours to accomplish objectives and achieve results Strong quantitative and analytical skills with proven financial acumen Strong ability to multitask and manage multiple projects and processes simultaneously Strong organizational, time management, and project management skills Excellent written and verbal communication skills Demonstrated comfort and effectiveness working closely with senior executives and leaders of large organizations and institutions Demonstrated success leading, managing, and inspiring collaboration among broad project teams Proficiency in Excel, Word, and PowerPoint, with the ability to quickly learn new software and systems to develop reports and documents
