Our client is a mission-driven 501(c)(3) nonprofit developer with over two decades of experience creating and preserving high-quality affordable housing. Since 2001, the firm has participated in the development of more than 47 multifamily communities totaling over 3,000 affordable units, including new construction, historic adaptive reuse, and occupied rehabilitation. Their work serves families, seniors, individuals with disabilities, veterans, and formerly homeless populations. The client specializes in complex, multi-layered transactions, utilizing LIHTC, historic tax credits, and a wide range of public and private financing sources.
Position Overview:
Our client is seeking an Associate Development Manager to support a growing pipeline of multifamily affordable housing developments. This is an ideal role for a 2-4+ year professional looking to deepen their expertise in affordable housing and gain hands-on experience across the full development lifecycle. You will work closely with senior development staff and gain exposure to real deal execution, including financial modeling, tax credit applications, and project closings.
Key Responsibilities:
Development Execution & Deal Support Support multiple projects from early-stage feasibility through construction and lease-up Assist in coordinating due diligence, permitting, financing, and closing activities Track development schedules, milestones, and deliverables Financial Analysis & Modeling Build and maintain project pro formas and financial models in Excel Analyze sources & uses, development budgets, and operating projections Support underwriting for LIHTC and other financing applications Financing & Closing Support Prepare and assemble materials for: LIHTC applications (4% and 9%) Public funding applications (state and local programs) Debt and equity financing packages Coordinate due diligence for lenders, investors, and public agencies Assist in managing closing checklists and document flow Construction & Fund Tracking Track predevelopment and construction expenses Prepare and submit monthly requisitions and draw packages Monitor project cash flow and sources/uses during construction Team Coordination Coordinate with architects, engineers, contractors, attorneys, and consultants Track third-party deliverables and ensure deadlines are met Assist with preparation of internal and external presentations and reports
Qualifications:
Experience 2-4+ years of experience in real estate, affordable housing, finance, or related field Exposure to multifamily development or LIHTC transactions preferred Technical Skills Strong Excel skills and experience with financial modeling Working knowledge of: LIHTC (4% and/or 9%) Public financing programs and layered capital stacks (preferred) Ability to manage detailed financial and project information with accuracy Professional Skills Highly organized with strong attention to detail Ability to manage multiple priorities in a deadline-driven environment Strong communication and interpersonal skills Eagerness to learn and grow within affordable housing development Education Bachelor's degree required (Finance, Real Estate, Urban Planning, or related field preferred) Advanced degree a plus
