The Asset Management Analyst supports the Asset Management team across a broad range of investment and operational initiatives. This role plays a key part in driving property performance by providing financial analysis, reporting, and strategic support across Quarterras portfolio. The Analyst partners closely with Property Management, Regional Development teams, Controllers, and the Investments team to support data-driven decision-making and proactive asset management.Principal Duties and Responsibilities:
Partner with Asset Management Associates to develop, implement, and monitor property-level business plans designed to maximize asset value and meet or exceed underwriting assumptions. Provide analytical support across a variety of initiatives, including cash flow modeling, reforecasting, operating statement reviews, and market research.Serve as a Revenue Management partner, helping lead pricing calls and supporting data-driven pricing strategies aimed at optimizing revenue and occupancy.
Analyze property performance by reviewing financial results against budgets, benchmarks, and underwriting assumptions.
Track and evaluate historical income and expense trends to identify risks, opportunities, and performance drivers.
Support appraisals, valuations, and disposition efforts as needed.
Assess leaseup strategies at a detailed, monthbymonth level and provide recommendations to improve absorption and rental rates.
Produce and maintain weekly and monthly reporting utilizing business intelligence platforms.
Collaborate with internal business units to analyze vacancy, absorption trends, rent growth, and market dynamics.
Education and Experience Requirements:
Bachelors degree in Finance, Real Estate, Economics, or a related field preferred. 1-2 years of experience in real estate finance, asset management, development, or a related financial discipline preferred.Familiarity with property management and financial systems such as Yardi, Entrata, OneSite, and REBA Rent/Budget preferred.
Advanced proficiency in Microsoft Excel; working knowledge of PowerPoint and Word required.
Strong analytical, organizational, and quantitative skills with a high level of attention to detail.
Excellent written and verbal communication skills.
Proven ability to prioritize, manage multiple initiatives, and meet deadlines in a fastpaced environment.
Resultsoriented mindset with strong problemsolving capabilities.
Physical Requirements and Disclaimer:
This position is primarily a sedentary office-based role and requires the ability to routinely operate a computer and other standard office equipment. The role also requires the ability to communicate effectively, including speaking and hearing, and the ability to stand, walk, stoop, reach, and occasionally lift, carry, or move items weighing up to 25 pounds.
