Facilities Manager De Wafelbakkers - 3.4 North Little Rock, AR Job Details Full-time 1 day ago Qualifications Manufacturing plant facilities maintenance experience Electrical systems facility management CMMS High school diploma or GED Regulatory/legal compliance standards in production Environmental regulatory compliance Full Job Description Position Summa ry The Facilities Manager is responsible for overseeing building maintenance, safety, vendor contracts and operations to ensure a safe, functional and efficient environment. Manage a department staff of skilled tradesman with electrical, HVAC, carpentry, pipe fitting and skills as needed. Manage department staff and others as needed on maintenance issues including mechanical integrity, interpretations of construction and safety codes as related to operating plant wide systems in a safe and efficient manner. Performs work in a manner that complies with all federal, state, local, SQF, company rules and regulations and with optimum regard to plant safety. Ensures the safety of all employees, contractors, visitors and the community in and around our facility. The Facilities Manager is responsible for the entire facility as it relates to pipes, wall, floors, and external environment such as wastewater permitting and management of contractors for facility issues. Essential Job Functions Maintains a compliant OSHA program at the facility. Participates in ammonia system operations as necessary. Develops, or assists in developing, organizes, schedules and conducts training programs for the hazmat team, confined space entry and rescue team. Develops and reviews the SOP's for the chilled and heated water system, heated system and ensures that all P&ID's are up to date. Reviews all PM's for mechanical Integrity compliance, ensures that all piping is labeled, and valve numbers are in place and accurate. Inspects and maintains the HazMat equipment in accordance with 29CFR 1910.119 Oversees and manages HVAC, Compressed Air Systems, including monitoring, trending, troubleshooting and repairs (Compressors, condensers, fans, microprocessors, frequency drives, etc.). Ensures all chemical equipment for water treatment is working properly so condensers run efficiently Works closely with production, maintenance, and warehouse personnel to effectively resolve and eliminate plant and process problems. Communicates all pertinent information regarding system operation and maintenance to all plant management. Works in conjunction with maintenance and other maintenance technicians to cross train on system maintenance to obtain adequate coverage across all shifts. Develops and manages standard operating procedures, daily work schedules and duty cycles for all repairs and maintenance, relating to refrigeration (not ammonia) equipment. Understands and interprets plans and specifications, schematics, operating and maintenance manuals for refrigeration systems. Manages the steam boilers, air compressors, air dryers and sprinkler systems.

HVAC Experience Senior Facilities Management Experience/Knowledge/Abilities Required:
5-8 years related experience (Industrial maintenance & supervisor responsibilities) Technical knowledge of heated and cooling, electrical and mechanical industrial systems Working knowledge of FDA, OSHA and environmental food manufacturing standards Working knowledge of compressed air and air drying systems CMMS systems
Preferred:
8-10 years related experience (Industrial maintenance & supervisor responsibilities) Food manufacturing experience Management experience with a computerized preventative maintenance program
