PURPOSE OF POSITION /SUMMARY
This position assists the facilities director in the operation of the senior living facility which includes the maintenance and housekeeping job functions. The primary job tasks can include performing and also overseeing the repairs and general maintenance tasks as assigned on the buildings and equipment of the facilities and common areas including HVAC, electrical, and plumbing, and pool equipment repairs. Will also assist other maintenance facilities staff with daily work orders and preventive maintenance. This position is responsible for all fire life safety aspects at their respective facility. Assists the director by monitoring staff to ensure they conduct themselves in a manner aligning with the senior living division's standards and culture. Will ensure quality of work, as well as efficiency utilizing the work order software. Other duties may include working with outside vendors to schedule and monitor contracted work. Ensures preventative maintenance and compliance with regulatory agencies, such as any AZ State Regulations, the Arizona Fire and Medical Authority and Maricopa County Health Department, are performed. The Assistant Director will perform as the first emergency contact and report all accidents, injury, or damage immediately. Employees working in the Senior Living division may directly or indirectly be exposed to infectious diseases and/or biological hazards. Performs other duties as assigned.
PRIMARY ACCOUNTABILITIES
Trains maintenance and housekeeping employees. Will schedule and assist with the determination of appropriate personnel requirements for completion of work orders and schedule preventative maintenance, adhering to maintenance priorities. Maintains a preventative maintenance schedule and accurate records of preventative maintenance required monthly and annually. Assists with the monthly inspection of entire property, completing repairs as necessary. Assists in completing or supervising completion of all work requests including custodial services, painting, plumbing, electrical, woodwork, masonry, fencing, irrigation, roofing and other related functions with minimal to no sub-contracting. Conducts testing and maintenance of all emergency systems and equipment which includes water and gas meter cutoffs, all suite and fixture cutoffs, sewer clean-outs and post maps of same as appropriate. Conducts regular file drills with residents and employees according to schedule set by the Fire Department. Promotes a safe work environment and a spirit of superior customer service in all activities and functions, setting an example for all employees to follow. Assists in supervising condominium refurbishing, annual and other periodic inspections, inventories and purchasing of stock supplies and parts. Enforces safety regulations including maintenance of MSDS stations throughout the community.
Three+ years related experience in property management maintenance. Bachelor's degree or above maintenance experience HVAC certified CPR and First Aid preferred, will train Basic computer experience with ability to learn senior living software programs associated with facilities operation. Ability to respond to resident emergencies. Related skills or experience in any of the following: plumbing, electrical, carpentry, masonry, etc. The Robson Companies has a well-established history of successful master-planned active adult communities and has expanded their residential projects to include senior living.
