N/A Position Summary:
The Real Estate Manager owns the day-to-day performance of Verst's facility network, ensuring buildings are operationally ready, cost-efficient, and well-maintained to support customer operations. Acts as the central point of contact for landlords, vendors, and internal operations teams.
Duties and Responsibilities Essential Functions:
Vendor & Service Management Manage all third-party vendors supporting facilities (maintenance, repair, snow removal, security, waste, etc.) Negotiate contracts, control costs, and ensure service levels meet operational requirements Hold vendors accountable for uptime, responsiveness, and safety compliance Coordinate vendors to quickly resolve issues that could impact operations (dock doors, HVAC, power, etc.) Facility Operations & Maintenance Ensure facilities are fully functional to support daily warehouse and transportation activity Oversee preventative, corrective, and emergency maintenance programs across all sites Prioritize and respond to operational issues that could disrupt shipping, receiving, or production Lead repairs, equipment replacements, and minor capital projects (dock equipment, lighting, mechanical systems) Conduct routine inspections to ensure facilities are safe, clean, and audit-ready Asset & Network Management Manage performance of the real estate portfolio with a focus on uptime, cost control, and scalability Support site selection and startup for new customer operations Lead facility onboarding (buildout, readiness) and exits (condition documentation, landlord coordination) Track utilities and operating expenses; identify opportunities to improve efficiency Lease & Landlord Management Serve as primary contact for landlords and property owners Ensure compliance with lease terms and manage renewals, extensions, and exits Review and challenge CAM charges, rent invoices, and maintenance obligations Partner with brokers and leadership on new site evaluations and negotiations Financial & Operational Control Build and manage facility-level budgets aligned with operational needs Partner with accounting on rent payments, reconciliations, and cost tracking Drive cost discipline across maintenance, vendor spending, and utilities Ensure proper documentation of all leases, insurance, and maintenance activities
Job Specifications:
Experience in facility operations, property management, or logistics/industrial real estate Strong background in vendor management, contract negotiation, and service accountability Working knowledge of industrial building systems (dock equipment, HVAC, electrical) Proven ability to support multi-site operations in a fast-paced environment Financial acumen with experience managing budgets and controlling operating costs High school diploma or GED equivalent is required; a Bachelor's degree in Business Administration, Real Estate, Finance, Construction, or a related field is preferred. Relevant professional certifications, such as a Certified Property Manager (CPM) is a plus.
