JOB DESCRIPTION SUMMARY
This position plays a crucial role in the management and operation of buildings and services. This person typically involves assisting the Area Director in overseeing the daily operations, coordinating staff, and ensuring the smooth functioning of all facility-related activities. The role requires a blend of technical knowledge and leadership skills to effectively direct maintenance staff, manage contractors, and oversee projects ranging from routine maintenance to capital improvements. The goal is to maintain the facilities in optimal condition, aligning with Greystar's and University of Kentucky's missions and objectives.
JOB DESCRIPTION
Essential Responsibilities:
1. Recruit, hire, train, and supervise a team of Lead Maintenance Technicians, Maintenance Technicians, and Maintenance Assistants. 2. Schedule and manage maintenance of buildings located within one's area. 3. Verify facilities are well-maintained, safe, and conducive to student living and learning. 4. Ensure safety and compliance with regulations. 5. Handle long-range planning to support future needs and growth. 6. Coordinate preventive maintenance, repairs, and upgrades to enhance the overall housing experience. 7. Manage budgets and contracts. 8. Diagnose and perform hands-on repair/maintenance of the following: major appliances, HVAC, intermediate plumbing and electricity, sheet rock, carpentry, pest control, roof and gutter repairs, wallpaper/painting, landscaping, and any other type of repair work or grounds keeping work needed in their area. 9. Organize, prioritize, and ensure all service requests and repairs are made correctly and completed in a timely manner. 10. Make-ready vacant units in a timely manner that may include but is not limited to painting, carpet replacement/ cleaning, etc. 11. Provide swift and effective emergency response during crises such as floods, storms, fires, etc. while prioritizing the safety and well-being of residents and staff. 12. Adhere to company's Loss and Prevention program. 13. Maintain proper purchase order system, competitive bid procedures, maintenance request log, and service repairs. 14. Handle maintenance calls after hours, to serve as part of the on-call rotation for that area. 15. Maintain positive customer relations in regards to parents, students, staff, and outside vendors. 16. Leverage various software systems, including but not limited to OpsTech, Leonardo247, Lenel, KeyTrak, Zoom, Foresight, Entrata, and StarRez. 17. Perform other duties as assigned or as necessary.

  • Follow established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
  • Practice proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
  • Identify areas for improvement and offers suggestions to improve efficiency and productivity.
  • Keep abreast of current changes in facilities and operations management, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, research and/or subscribing to the internet or other professional publications, or utilizing other appropriate method(s) to obtain business and professional information, and applies knowledge and practices to area(s) of responsibility.

Physical Demands:
  • Incumbents are required to stand, walk, and/or sit for extended periods of time with moderate climbing, balancing, stooping, kneeling, crouching, and reaching.
  • Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to fifty (50) pounds independently and one hundred (100) pounds with assistance.
  • Ascend and descend multiple flights of stairs, especially in cases of emergencies.
  • Occasional longer than standard work hours due to high demand for events on certain days, holidays, and weekends to address urgent needs.
  • Rate travel may be required to attend business meetings, training classes, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
Knowledge, Skills, Abilities:
  • Ability to lead and supervise full- and part-time employees and may be required to hold various certifications (i.e., EPA 608, HVAC) and licenses.
  • Demonstrated ability to read, write, and communicate effectively to prepare and explain data to team members and clients via presentations, data files, and training classes.
  • Proficiency in Microsoft Office Suite, property management software (i.e., Yardi, One Site), and database management programs in order to complete required reports and communication materials.
  • Must be proactive, self-directed, highly motivated, and possess skills in time management in order to manage multiple projects simultaneously.
  • Demonstrated ability in negotiating contracts, evaluating and selecting vendors, managing budgets and performing mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, budgets, and other fiscal reporting information.
  • High school diploma or equivalent and a minimum of five year #LI-JJ1
Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.
Corporate Positions:
In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
Onsite Property Positions:
In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs. Robust Benefits Offered
