Facilities Manager V & S Realty Trust Braintree, MA Job Details Part-time 5 hours ago Qualifications Outdoor work Document review Contracts Cleaning Time management Full Job Description V & S Realty Trust is recruiting for a Part-time Facilities Manager.
Responsibilities:
Oversee building and grounds maintenance for a two-story office building including some tenant spaces. Communicate with tenants in a professional and timely manner. Duties include scheduling maintenance tasks, supervising hired contractors and responding to maintenance emergencies, including alarm calls. Ensure all spaces meet legal requirements and safety standards for fire extinguishers, alarm testing and other state or town requirements. Coordinate with 3rd party custodial company for product needs and work quality throughout the buildings. Perform preventative maintenance and repairs in required areas. Maintain internal and external facility lighting fixtures including replacement of ballasts, light bulbs, and fluorescent tubes as necessary. Ensure all facilities inside and outside are clean and well maintained according to company expectations. Manage and review service contracts each year. Schedule, perform and document regular facility inspections. Check the completed work by vendors and contractors before signing off on invoices billed. "Hands On' approach with tasks such as raking, shoveling, trimming bushes and minor landscaping. Perform small jobs when able prior to hiring outside contractors.
Skills and Qualifications:
General Technical, plumbing and electrical knowledge. Understanding of HVAC and other building systems. Ability to lift heavy objects as needed and do some labor intensive tasks as needed. Need excellent time management and multitasking skills. Great problem-solving skills.
