(Federal Operations & Maintenance / Critical Facilities) Overview We are seeking an experienced Facilities Operations Project Manager to support operations and maintenance activities within a high-performance federal research and laboratory environment. This position supports mission-critical facilities operations, maintenance planning, subcontractor coordination, CMMS administration, project execution, and government contract compliance. The ideal candidate will possess strong experience in facility operations, mechanical/electrical systems coordination, preventive maintenance programs, CMMS management, subcontractor oversight, and federal or mission-critical environments such as laboratories, hospitals, data centers, or large institutional facilities. This role works directly with senior management, Chief Engineers, facility personnel, subcontractors, and government representatives to ensure operational excellence, contract compliance, and successful project execution. Key Responsibilities Operations & Maintenance Support Support day-to-day operations and maintenance activities for mission-critical federal facilities. Coordinate preventive maintenance, corrective maintenance, inspections, repairs, and project activities. Assist with facility operations involving HVAC, electrical, plumbing, BAS/BMS, life safety, and critical infrastructure systems. Support execution of maintenance standards and operational objectives in accordance with contract requirements. CMMS & Maintenance Management Administer and maintain the Computerized Maintenance Management System (CMMS). Track preventive maintenance schedules, corrective work orders, service requests, asset records, and KPI reporting. Audit work order completion, labor tracking, documentation accuracy, and maintenance performance metrics. Generate reports and analytics supporting operational performance and contract deliverables. Train personnel on CMMS procedures and workflow requirements. Project & Contract Administration Develop scopes of work (SOWs), project documentation, proposals, schedules, and tracking reports. Coordinate subcontractors, vendors, material procurement, purchase orders, invoicing, and project logistics. Assist with proposal preparation, contract modifications, pricing requests, and project deliverables. Review technical documents, schedules, and maintenance plans for compliance with contractual requirements. Coordinate meetings, project updates, and communication between management, subcontractors, and government representatives. Vendor & Subcontractor Management Manage subcontractor service agreements and vendor relationships. Coordinate third-party service providers for maintenance, repairs, inspections, and specialty projects. Review proposals, monitor contractor performance, and assist with scheduling and execution of work activities. Ensure subcontractor compliance with safety, operational, and reporting requirements. Government & Compliance Support Support federal contract compliance and operational reporting requirements. Assist with badging requests, onboarding coordination, security documentation, and administrative requirements. Maintain accurate project records, maintenance documentation, inspection reports, and operational files. Support quality control initiatives and continuous process improvement efforts. Required Qualifications 5+ years of experience in facilities operations, maintenance management, project management, or critical facilities environments. Experience supporting commercial, healthcare, laboratory, industrial, government, or mission-critical facilities. Strong knowledge of building systems including HVAC, electrical, plumbing, BAS/BMS, and life safety systems. Experience using CMMS platforms for maintenance management and reporting. Experience coordinating subcontractors, vendors, and facility service providers. Strong understanding of preventive maintenance programs and facility operations workflows. Excellent organizational, communication, and problem-solving skills. Proficiency with Microsoft Office Suite (Excel, Word, Outlook, PowerPoint). Ability to manage multiple priorities in a fast-paced environment. Preferred Qualifications Federal facilities or government contract experience. Experience supporting GSA, NIST, DoD, healthcare, laboratory, or data center environments. Experience with building automation systems (BAS/BMS). Familiarity with OSHA, NFPA, and facility safety compliance requirements. Experience with project scheduling, maintenance planning, and operational reporting. Prior experience supporting Chief Engineers or Facility Managers. Work Environment High-performance laboratory and mission-critical facility environment. Combination of office and field operations support. Interaction with facility personnel, subcontractors, and government representatives. May require occasional after-hours coordination for emergency or scheduled maintenance activities.
