Responsibilities include vendor management, project planning, and supporting maintenance activities while maintaining hands-on involvement in critical operational tasks. Essential functions Assist the Facilities Director with the development and implementation of facility management policies, procedures, and standards. Plan and coordinate preventive maintenance programs and ensure compliance with OSHA, ADA, building codes, and company policies and procedures. Manage repairs, and capital projects; monitor expenditures and forecast future needs. Negotiate and manage vendor contracts for services such as HVAC, electrical, and plumbing. Review and approve vendor invoices for capital projects, ensuring notarized sworn statements and lien waivers comply with contract terms and pricing. Manage facility upgrades, renovations, and capital improvement projects. Ensure energy efficiency and sustainability initiatives are implemented. Conduct regular inspections and audits to maintain compliance and identify improvement opportunities. Respond and assist with emergency related facility issues. Maintain accurate records for audits, HUD assessments, and compliance reporting. Utilize project management and reporting tools for task tracking and documentation. Performs other related duties as assigned. Work environment Construction Coordinators generally work in an office environment but may be required to be onsite at multiple co-op locations. Physical demands This position requires sitting at a desk for extended periods of time and significant amount of time on the phone. Must be able to push/pull/lift up to 60 pounds. Walk, climb stairs, sit, and stand. Talk and hear at normal levels. See with close vision, distance vision, color vision, peripheral vision, depth perception, and have the ability to adjust focus. Reach with hands and arms. Travel required May need to travel to co-ops on occasion. Required education and experience Bachelor's Degree in construction management, engineering, or building science is preferred. 2 - 5 years' experience in construction required. Strong business and communication skills. Working knowledge of project management software. Must have 3-6 years of experience with project cost accounting, controls and/or engineering Must understand and be able to interpret safety laws and company policies/standards Must be able to read and interpret blueprints and other technical drawings and documents Strong leadership skills to mentor and influence subcontractors and vendors Customer service acumen to interpret, communicate, and help deliver management needs Impressive ability to organize and prioritize projects Computer proficiency and Microsoft tools to create, manage, and present data and reporting to management Strong communication skills and ability to adjust delivery to your audience verbally and in writing Capable of working independently, handling multiple projects and prioritizing tasks accordingly Problem-solve issues through use of standards, modification of standards and/or previous experience Optimally communicate technical issues and impacts to other technical and non-technical staff Strong communication, analytical, information management and collaboration skills, with proven interpersonal skills to work with diverse groups and individual personalities. Perform job functions both indoors and outdoors rain or shine Must be able to walk extensively, sit, stand, and climb stairs throughout the day Work authorization/security clearance requirements Department of Homeland Security (DHS) regulation requires all employees—citizens, residents, and nonresidents—to complete Form I-9 Employment Eligibility Verification.
