Job Description

About the
Role:
Directs the operations of the Real Estate, Facilities, Design and Construction departments to ensure achievement of short and long-term goals and objectives. Sets goals that align with supporting internal business partners and ensures their achievement. Actively participates with executive and other senior management to establish corporate strategic plans and objectives. Ensures proper standards are implemented to safeguard the company assets. Stays informed of trends in the retail banking and financial industries to effectively anticipate the markets and opportunities. Manages new branch growth planning, consolidation, market reviews and new site lease negotiations. Oversees contract negotiations, subleases and lease renewals. Executes sale of non-productive assets and lease administration which includes CAM Audits, property tax appeals, benchmarking, portfolio management reporting, and data control.
Approves the following:
LOI documentation, training, CRA coordination, real estate process flow management, relocation evaluation, site/project handoff to the construction and development manager, regulatory tracking and applications, insurance, storage, and compliance. Establishes design, space planning, construction budgets and capital related invoice/payment annual goals. Oversees management of space planning and internal/external moves, furniture, furniture redeployment, vendor services and coordinate technology installations. Directs management of new or remodel construction processes with architects, contractors, property management, and local municipalities. Responsible for managing Construction Managers and consultants.
Responsible for enforcing regulatory compliance:
local, state and national for ADA, OSHA and Building Codes. Manage and integrate acquired properties, vacating sold or excess properties. Responsible for proactive leadership for assigned spend categories including acting as a liaison between the Bank and vendors, ensuring an engaged and meaningful relationship is maintained. Develop, modify, and execute company policies that affect immediate operation(s) and company-wide effect. Lead or participate in cross functional teams across Columbia Bank. Participate in the development of capital budgeting and tracking across Columbia Bank. Demonstrates compliance with all bank regulations for assigned job function and applies to designated job responsibilities - knowledge may be gained through coursework and on-the-job training. Keeps up to date on regulation changes. Follows all Bank policies and procedures, compliance regulations, and completes all required annual or job-specific training. Maintain a working knowledge of Bank's written policies and procedures regarding Bank Secrecy Act, Regulation CC, Regulation E, Bank Security and other regulations as applicable to this job description. May be asked to coach, mentor, or train others and teach coursework as subject matter expert. Actively learns, demonstrates, and fosters the Columbia corporate culture in all actions and words. About You:
Bachelor's Degree in real estate, business, or finance. Required 7-10 years of relevant Real Estate Management or Construction and Development experience. Required 4-7 years of supervisory/management experience. Required. Extensive experience directing and controlling the activities of a broad functional area through several department managers within the company having overall responsibility for planning, budgeting, implementing, and maintaining costs, methods, and associates. Experience interacting with senior management and executives on matters concerning several functional areas, divisions and/or customers. Interactions normally involve controversial situations, customer negotiations, or influencing and persuading. Requires the ability to change the thinking of, or gain acceptance of, others in sensitive situations. Experience managing and developing others and ability to build and maintain relationships. Excellent planning and organization skills with the ability to change course (adaptable) at a moment's notice. Demonstrated experience in actively leading or participating in cross functional teams. Experience producing cost savings within a cross-functional team environment.
Licenses/Certifications:
MCR, SLCR, CCIM.
Preferred Travel Requirements Frequent The pay range for this role is $120,000.00 - $190,000.00. The pay rate for the selected candidate is dependent upon a variety of non-discriminatory factors including, but not limited to, job-related knowledge, skills, and experience, education, and geographic location. The role may be eligible for performance-based incentive compensation, and those details will be provided during the recruitment process.
