Approximately 50% About the Role A growing multi-site property management organization is seeking an experienced Facilities Manager to oversee facility maintenance, repair coordination, vendor management, capital improvement planning, and property-level facilities support across a regional portfolio. This role serves as the main point of contact for maintenance-related needs and works closely with field leadership, vendors, contractors, and senior operations leaders to ensure properties are safe, functional, well-maintained, and operating in accordance with company standards and applicable regulations. The ideal candidate is hands-on, organized, solutions-focused, and comfortable managing both strategic facilities planning and day-to-day maintenance needs. Key Responsibilities Serve as the primary facilities contact for regional field leaders and property teams. Coordinate maintenance requests through the company's ticketing/work order system. Plan, budget, and schedule facility repairs, modifications, and improvement projects. Prepare cost estimates, bid sheets, project layouts, contracts, and related documentation. Develop long-range maintenance and capital improvement plans for multiple properties. Coordinate vendor selection, proposal requests, bid reviews, and contract documentation. Oversee contractors, tradespeople, and maintenance vendors performing repair and improvement work. Inspect construction, installation, and repair progress to ensure work meets established specifications. Review and audit maintenance-related invoices, including rejecting duplicate or incorrect invoices and approving valid invoices for payment. Perform basic field maintenance or construction work as needed, including installing lights, doors, closers, kick plates, thermostats, and adjusting or replacing roll-up doors. Evaluate facilities from an operational, safety, maintenance, and space-use perspective. Support changes to building layout or space allocation as property needs change. Respond to after-hours emergencies involving physical facilities. Ensure maintenance activities comply with company expectations and applicable local, state, and federal regulations. Qualifications Bachelor's degree in Facilities Maintenance or a related field preferred; Associate degree in a relevant field may be considered. Minimum of 5 years of facilities maintenance experience with progressively increasing responsibility. Experience managing vendors, contractors, bids, invoices, budgets, and repair projects. Ability to read and interpret operational procedures, contracts, proposals, reports, and business correspondence. Strong written and verbal communication skills. Ability to build effective working relationships with field teams, vendors, contractors, clients, customers, and senior leadership. Strong problem-solving skills and ability to work through practical challenges with limited standardization. Ability to interpret instructions provided in written, verbal, diagram, or schedule form. Proficiency with Microsoft Outlook, Word, Excel, and PowerPoint. Experience with contact management systems, internet software, and electronic communication tools. Basic mathematical ability, including working with whole numbers, fractions, percentages, ratios, decimals, and measurements. Physical Requirements The physical demands listed below are representative of those required to successfully perform the essential functions of this position. Regularly required to sit, use hands, talk, and hear. Frequently required to stand, walk, reach, climb, balance, stoop, kneel, crouch, or crawl. Must be able to regularly lift and/or move up to 10 pounds. Must be able to frequently lift and/or move up to 25 pounds. Must be able to occasionally lift and/or move up to 50 pounds. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Travel is required approximately 50% of the time. Work Environment This position may involve exposure to fumes or airborne particles, toxic or caustic chemicals, risk of electrical shock, moving mechanical parts, outdoor weather conditions, wet or humid conditions, and extreme cold or heat. The noise level in the work environment is usually moderate. Schedule and Travel This is a full-time salaried position with regional travel required approximately 50% of the time. The role may require occasional after-hours availability to respond to facility-related emergencies.
