Job Description

Director of Facilities Location:
Dallas / Fort Worth, TX Area Our client is seeking an experienced and strategic Director of Facilities to lead maintenance operations, capital improvement initiatives, and facility management across a multifamily housing portfolio. This leadership role is responsible for driving operational excellence, overseeing regional maintenance teams, managing large-scale renovation projects, and ensuring compliance with all safety and regulatory standards. The ideal candidate brings extensive multifamily facilities experience, strong leadership capabilities, and a proven track record in budgeting, preventative maintenance, and capital project execution. Key Responsibilities Develop and manage annual operating (OPEX) and capital expenditure (CAPEX) budgets. Create long-term capital improvement plans for multifamily assets. Support property maintenance budgeting and provide financial guidance to maintenance leadership teams. Leadership & Team Development Lead and mentor regional maintenance managers and technicians. Assist in developing and implementing maintenance training programs and operational procedures. Foster a culture of accountability, teamwork, and continuous improvement. Maintenance Operations Oversee preventative and reactive maintenance programs for HVAC, plumbing, electrical, and mechanical systems. Monitor service request completion times and unit turnover performance metrics. Identify and implement operational improvements for underperforming properties. Facility Inspections & Property Support Conduct routine property inspections to ensure operational standards and regulatory compliance. Partner with onsite and regional teams to identify maintenance opportunities and corrective actions. Project & Vendor Management Lead renovation projects, equipment installations, and facility upgrades from planning through completion. Manage vendor relationships, negotiate contracts, and oversee third-party service providers. Compliance & Risk Management Ensure compliance with OSHA, ADA, fire safety, and all applicable local, state, and federal regulations. Collaborate with HR and Safety teams to reduce risk exposure and improve workplace safety initiatives. Sustainability & Efficiency Develop and implement energy-saving and sustainability initiatives. Identify opportunities to improve operational efficiency and reduce operational costs. Qualifications Bachelor's degree in Engineering, Facilities Management, Construction Management, or related field preferred. 7-10+ years of facilities or maintenance operations experience. Minimum 3-5 years in a senior leadership or director-level role within multifamily housing. Strong knowledge of building automation systems (BAS) and computerized maintenance management systems (CMMS). Proficiency with Microsoft Office Suite. Skills & Competencies Strong leadership and communication skills Strategic problem-solving and decision-making abilities Budget management and capital planning expertise Vendor negotiation and project management experience Excellent troubleshooting and organizational skills Compensation & Benefits Competitive compensation package, bonus potential, and comprehensive benefits offered.
