Jul 1, 2026 Job Description SUMMARY Under the direction and general supervision of the Director of Facilities and Construction, the Project Manager provides technical and construction project management support services in connection with school site improvements, modification of facilities, and new construction projects. The Project Manager assists in the preparation and review of project plans and specifications, coordinates and inspects projects, and prepares all documentation required for the successful completion of projects.ESSENTIAL DUTIES AND RESPONSIBILITIES
include the following. Other duties may be assigned.Pre-Construction and Bidding:
Review plan, estimate, and schedule work assignments on school site improvements, modification of facilities, and/or new construction projects. Assist in the development of formal project specifications for bid purposes and review bid specifications for accuracy. Confer with prospective contractors and solicit formal and informal bids and proposals. Assist with pre-qualification and post-bid requirements.Project Oversight and Compliance:
Monitor and assure timely development of projects and schedules. Coordinates site visits, pre-bid conferences, pre-construction conferences, and job meetings. Monitor construction contract compliance. Coordinate the testing of complex building systems (HVAC, fire alarms, IT infrastructure) to ensure they meet the specific operational standards of a school building. Coordinate with local fire marshals, health departments, and building inspectors to secure the Certificate of Occupancy. Perform periodic field visits and provide progress reports to the Director.Financial and Administrative:
Review, negotiate, and make recommendations on change order requests to prevent budget overruns. Review payment requests and coordinate/submit payment applications for projects. Prepare reports, maintain project records, and ensure compliance with current standards, codes and ordinances. Lead final walk-throughs, manage completion of punch list items, and ensure all warranties and "as-built" drawings are handed over to the maintenance department. Maintain cooperative working relationships with site administrators and district personnel. Perform other related duties as assigned.DEMONSTRATED KNOWLEDGE AND ABILITIES
Applicable local, State and federal laws, codes, ordinances, regulations, policies and procedures pertaining to the construction and repair of school facilities. Construction industry practices and procedures, including cost estimating, project scheduling, and project management. Methods, materials, and equipment used in the construction industry, in the construction, repair, and remodeling of facilities. Principles of project budget development (bid preparation and negotiation)QUALIFICATIONS
Education and Experience:
Graduation from a two or four year college program relating to construction management, or related area of specialty. Requires two years of experience in construction/maintenance specification writing and/or preparation and experience in public school building construction. Experience in a supervisory or project management capacity is preferred. Must have valid drivers license and a clean Department of Motor Vehicles record.Language Skills:
Ability to read and interpret safety rules, maintenance instructions, and blueprints. Ability to speak effectively before groups of parents or the public.Mathematical Skills:
Ability to calculate figures such as proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.Reasoning Ability:
Ability to practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.PHYSICAL DEMANDS & WORK ENVIRONMENT
Demands:
Regularly required to stand, talk and hear. Frequently required to walk and use hands to finger, handle, or feel. Occasionally required to stoop, kneel, crouch, or crawl. Must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.Work Environment:
