This role drives revenue growth through major gifts, corporateand foundation grants, multi-year funding commitments, sponsorships, and planned giving initiatives. As a visible ambassador of the organization, the Director actively represents Habitat in the community, engaging with high-level donors, chambers of commerce, town meetings (Select Board, Housing Trusts,Community Preservation Committees), networking events, and strategic partners to expand awareness, strengthen relationships, and secure philanthropic support. This position is designed as a succession pathway, with an anticipated 3-4 year trajectory toward Chief Development Officer, assuming successful performance and organizational alignment. Key Responsibilities Fundraising Strategy & Leadership - in partnership with the VP, Philanthropy Design and execute a comprehensive, multi-year fundraising strategy with measurable revenue goals. Lead revenue growth across major gifts, corporate partnerships, foundation and government grants, and planned giving. Partner with Development Programs Officer to pursue large, multi-year grant opportunities and new funding sources. Collaborate with CEO to maximize collaboration with Habitat for Humanity International (HFHI), including Habitat 2.0 collaborative fundraising efforts. Partner with the CEO and Board of Directors to expand fundraising capacity and strategic relationships. Major Gifts & Stewardship Develop and manage a focused portfolio strategy prioritizing the top 10% of donors. Cultivate, solicit, and steward major gift prospects through personalized engagement plans. Deepen long-term relationships and implement proactive stewardship strategies to increase donor retention and lifetime value. Expand and manage the affiliate's planned giving program. Community & Public Leadership Serve as a public-facing ambassador for Habitat at Chamber events, town meetings (Select Board, Housing Trust, CPA committees), and regional housing forums. Expand organizational visibility within local and regional business communities. Position Habitat as a strategic housing partner within municipal and community networks. Build relationships that generate land opportunities, public funding, sponsorships, and philanthropic support. Grant Strategy & Management With Development Programs Officer, lead the full lifecycle of grant development, from prospect research through submission, reporting, and renewal—while maintaining a strategic pipeline aligned with organizational growth priorities. Directly engage with Housing Trusts and municipal entities to secure CPA (Community Preservation Act) and land-related funding opportunities. Proactively pursue large, multi-year grants from foundations, corporations, and government agencies. Ensure full compliance with grant requirements, including reporting, tracking outcomes, and maintaining strong funder relationships. Collaborate with program, construction, and finance teams to gather data, measure impact, and ensure accurate reporting. Corporate & Foundation Partnerships With VP of Philanthropy, cultivate and grow relationships with corporate and foundation partners to increase long-term philanthropic investment. Identify and secure new corporate partnerships, includingsponsorship and gift-in-kind opportunities. Strengthen foundation engagement through proactive stewardship and strategic renewal planning. Partner with communications staff to develop compelling fundraising collateral, impact reports, and donor-facing materials. Ensure cohesive messaging across major gifts, grants, sponsorships, and annual giving initiatives. Budgeting & Reporting Collaborate on oversight of the development department budget. Provide regular reports on fundraising progress, pipeline activity, and donor trends to the CEO and board. Track key performance indicators and growth metrics across all fundraising streams. Qualifications 5+ years of progressive nonprofit fundraising experience, including working with high-level donors to cultivate and grow major gifts and grant writing. Demonstrated success securing significant gifts and multi-year funding commitments. Experience managing corporate partnerships and foundation relationships. Strong public presentation and relationship-building skills. Executive presence with the ability to represent the organization effectively in professional and community settings. Demonstrated comfort representing the organization in municipal and business settings. Bachelor's degree or equivalent experience Proficiency in donor management systems and fundraising analytics. Flexibility to attend evening and occasional weekend donor or community events.
Compensation & Benefits Salary Range:
$85,000 - $100,000 annually, commensurate with experience. This position is salaried and exempt in accordance with Massachusetts and federal wage and hour laws.
