Job Description

Affordable Housing Associate The Affordable Housing Associate supports The Garrett Companies affordable housing platform through the underwriting, financial structuring, and execution of LIHTC, bond-financed, and other affordable housing developments. This role works within the Affordable Housing team and closely with the Director of Affordable Housing and broader development team to support deal execution, funding applications, and projects from acquisition through stabilization. The ideal candidate is highly analytical, organized, and collaborative, with an interest in affordable housing finance and development and the ability to manage multiple projects in a fast-paced environment. Responsibilities Support all phases of the development process, including site selection, feasibility analysis, entitlements, underwriting, and financing execution. Assist in preparing funding applications, financial models, due diligence materials, and project reporting. Coordinate with consultants, lenders, government agencies, and internal teams throughout the development lifecycle. Monitor affordable housing programs, market trends, and financing opportunities to support strategic growth initiatives. Support compliance with local, state, and federal affordable housing regulations and LIHTC requirements. Collaborate with development, construction, and asset management teams to help ensure projects remain on schedule and within budget. Help mentor and support Analyst-level team members as needed. Qualifications Bachelor's degree in Real Estate, Finance, Urban Planning, Business, or a related field. 3-6 years of experience in affordable housing, multifamily development, or real estate finance. Working knowledge of LIHTC, tax-exempt bonds, and affordable housing financing structures. Strong financial analysis, underwriting, and project management skills. Ability to manage multiple priorities and workstreams simultaneously. Excellent communication and relationship management skills. Advanced proficiency in Microsoft Excel; experience with Argus, Yardi, Procore, or similar platforms is a plus. Ability to travel as needed. Physical Requirements Prolonged periods sitting at a desk and working on a computer. Must be able to lift up to 15 pounds occasionally.
