Position Summary The Vice President of Real Estate & Development provides strategic leadership and oversight of all real estate activities, including site selection, acquisitions, leasing, construction, and development. This role is responsible for driving the company's growth by effectively managing the real estate portfolio and ensuring alignment with long-term business objectives. Key Responsibilities Strategy & Leadership Develop and execute the company's real estate and development strategy to support growth goals. Identify and evaluate new market opportunities for expansion. Advise executive leadership on real estate investments, risks, and opportunities. Site Selection & Acquisition Lead the evaluation, negotiation, and acquisition of new sites. Oversee market analysis and feasibility studies to support expansion decisions. Build and maintain relationships with brokers, developers, landlords, and municipalities. Portfolio Management Manage the existing real estate portfolio, including lease negotiations, renewals, and dispositions. Optimize real estate holdings to maximize value and minimize costs. Monitor property performance and ensure alignment with brand standards. Team Leadership Build, lead, and mentor a high-performing real estate and development team. Establish clear performance metrics and ensure accountability for results Due Diligence & Financial Analysis Analyze site-specific data, including traffic counts, zoning, demographics, and competition Work with internal teams to prepare financial models and return projections Coordinate with legal and development teams on environmental, title, and entitlement reviews Deal Execution Lead negotiations for Letters of Intent (LOIs), Purchase & Sale Agreements, and other key deal documents Manage real estate transactions from offer through closing, collaborating with key stakeholders throughout the process Ideal Experience & Skills Bachelor's degree in Real Estate, Business, Finance, Construction Management, or related field; Master's preferred. 10+ years of progressive experience in real estate development, acquisitions, or portfolio management, with at least 5 years in a senior leadership role. Proven track record of managing large-scale development projects and negotiating complex real estate transactions. Strong knowledge of real estate law, zoning, permitting, construction, and finance. Exceptional negotiation, analytical, and financial modeling skills. Excellent leadership, communication, and relationship management abilities.
