Our "Three Uniques" include a sterling reputation for fairness, excellence inside and out, and treating customers like family Job Summary The Assistant Property Manager is responsible for supporting and reporting to the Property Manager in all operational and financial aspects of a property. The Assistant Property Manager will focus on meeting company goals in the operational areas. Results are achieved by facilitating the optimum performance of the property in areas such as rental collection, resident services, revenue enhancement, leasing, grounds and building maintenance, and personnel management. The Assistant Property Manager is responsible for information reporting and compliance with all applicable laws and company policies. Responsibilities Assist Manager in supervising leasing (If applicable) and maintenance staff including delegating work, reviewing work, maintaining deadlines, training, and scheduling work schedules Assist Manager in approving residential leases. Oversee all application, screening, and leasing functions of the community. Prepare process and sign all leases and related tenant forms. Perform all aspects of marketing the apartment community to all prospective residents Assist Manager in increasing revenue while maintaining controllable expenses including overseeing collection of rents and handling of delinquent tenant matters Oversee with Property Manager and Maintenance Supervisor customer service to residents by resolving any issues that may occur and ensuring maintenance completes service requests. Resolve all resident complaints timely. Ensure that all maintenance requests are handled on an immediate basis, if possible, and that all residents are notified if there must be a delay. Maintain community curb appeal by walking/inspecting property and vacant units. Continually inspect property and improvements, recording deficiencies and taking the necessary action, within budgetary allocations and approvals Assist in handling all details for move-ins and move-outs, with special attention to apartment inspection during move-ins and move-outs. Ensure that residents are provided with a clean, well-maintained community Exercise good judgement, common sense, and consistency in day-to-day contact with residents and prospective applicants and in other business-related matters Requirements High School diploma or equivalent Bachelor's degree is preferred Minimum of 2 years' experience in property management or related field Minimum of 1 year' supervisory experience Hands-on experience with rent collection and bookkeeping Valid drivers' license and current automobile insurance MS Office (Word, Excel, PowerPoint) Proficient with industry (property management) relevant software (Yardi) is a plus
