Job Description

Assistant Manager Reports to Property Manager and Regional Manager
KNOWLEDGE AND SKILLS
Experience in property management is preferred; good knowledge of property management including an understanding of finance, leasing, legal, marketing, construction, and/or the tenant relations requirements of managing a property is preferred; computer literacy is required; must have good oral, interpersonal, and written communication skills.
EDUCATION AND WORK EXPERIENCE
1. A high school diploma or equivalent 2. Two years experience in management, OR 3. One year experience in property management, OR 4. Any similar combination of education and experience.
DUTIES AND RESPONSIBILITIES
1. Responsible to the resident manager for assisting in all phases of operation of the property, as well as maintaining the physical asset and maximizing the financial returns in accordance with the owner's objectives, and assuming the resident manager's responsibilities in his/her absence. 2. Learn from the resident manager how to train, supervise, develop, and evaluate personnel. 3. Assists property manager and regional manager with special projects and administrative tasks. 4. Assists in keeping the schedule for pest control, cleaning, mowing, etc. 5. Assists in scheduling and prioritizing maintenance service requests; sets realistic expectations with residents. 6. Assists in regular inspections of grounds, including all common areas, ensuring that the property is clean, safe, and well-maintained. 7. Assists in preparation of advertising and marketing programs. 8. Assists in preparation of weekly and monthly reports, assuming responsibility for accuracy and timeliness. 9. Ensures that all rental applications and lease forms are accurate and in compliance with Wilhoit Properties Inc.'s policies. 10. Assists with move-in and move-out procedures, paying special attention to inspections and changes. 11. Performs accounting paperwork and reports, filing on-site copies in designated areas. 12. Assists with the collection rents, handling delinquent accounts, and making daily bank deposits. 13. Complies with all Fair Housing laws, practices, and regulations. 14. Any additional duties as assigned.
