Job Summary:
The Business Manager reports directly to the Regional Manager. The Business Manager is responsible for the successful execution of the property's leasing, financial plan, and operating budget, which includes marketing, budgeting, operations, and team management and development.
Essential Responsibilities:
    Leadership and Training:
    Provide day-to-day leadership and direction for the property management team, ensuring all leasing tasks are performed according to company guidelines and all associates are adequately trained and equipped to excel in their roles.
      Financial Management:
      Manage the community's finances to achieve optimal expense and income levels based on established monthly, quarterly, and annual budgeted goals. This includes developing and implementing strategies for cost control and revenue maximization.
        Communication and Relationship Building:
        Communicate effectively, both in writing and verbally, with residents, vendors, and team members to address concerns, resolve issues promptly, and foster positive relationships.
          Maintenance and Operations Management:
          Oversee all aspects of maintenance and operations, including scheduling and coordinating contractors and vendors, ensuring timely completion of unit turnovers and repairs, and maintaining a safe and healthy living environment for residents.
            Leasing and Occupancy:
            Oversee the leasing process, ensuring all applications and paperwork are complete and accurate, exceeding company policies and guidelines to maintain optimal occupancy rates.
              Fair Housing and Diversity Compliance:
              Demonstrate a deep understanding and unwavering commitment to Fair Housing principles, equal employment opportunity, and diversity and inclusion practices in all aspects of work.
                Team Development and Compliance:
                Ensure all staff receive comprehensive training on federal, state, and local Fair Housing laws and regulations, fostering a culture of compliance and ethical conduct within the team. Assist in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property's performance, and responding to owner requests as needed.
                • Perform additional duties as assigned or necessary.
                Personnel Management:
                Use consistent techniques & company directives to screen, hire, train, coach, and develop onsite staff as needed. Promote harmony and quality job performance of staff through support and effective leadership. Ensure staff compliance and consistency with Company policies and procedures.
                Physical Demands:
                The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to use hands and fingers to type. The employee is frequently required to stand, walk, reach with hands and arms, and climb, stoop, or squat. The employee is intermittently required to sit. Employees must be able to physically access all exterior and interior parts of the property and amenities. Must be able to operate golf carts at properties with golf carts, walk extended distances and navigate stairs. Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Must be able to view computer screens, cell phones, and other electronic equipment for extended periods oftime.
