VACATION RENTALS ASSISTANT GENERAL MANAGER
Reports To General Manager Location Hurricane, Utah (Sand Hollow Resort) Compensation $50,000/yr + (DOE)
POSITION SUMMARY
The Assistant General Manager (AGM) of Vacation Rentals at Sand Hollow Resort serves as a key operational and strategic leader for one of Southern Utah's premier resort destinations. Located steps from Sand Hollow State Park and its stunning reservoir, our vacation rentals portfolio includes a diverse collection of luxury cottages, villas, and resort-style accommodations that attract guests from across the country. The AGM partners closely with the General Manager to oversee all aspects of the vacation rental operation — from guest experience and property management to revenue optimization and team leadership. This individual is a hands-on, guest-obsessed hospitality professional who thrives in a dynamic resort environment and is passionate about showcasing the natural beauty of Hurricane, Utah.
KEY RESPONSIBILITIES
Operations & Property Management Oversee day-to-day operations of the vacation rentals portfolio, ensuring all properties meet Sand Hollow Resort's standards for quality, cleanliness, and presentation Coordinate with housekeeping, maintenance, and property teams to ensure units are guest-ready and any issues are resolved promptly Conduct regular property inspections and implement corrective action plans where needed Manage vendor relationships for property upkeep, landscaping, pool/spa maintenance, and seasonal amenity preparation Develop and enforce standard operating procedures (SOPs) for all property management functions Guest Experience Champion a culture of exceptional hospitality, ensuring every guest interaction reflects Sand Hollow Resort's commitment to quality and warmth Oversee guest communications from pre-arrival through post-stay, including check-in coordination, in-stay support, and follow-up Resolve escalated guest concerns with professionalism and urgency, turning challenges into loyalty-building opportunities Develop and implement welcome experiences, local activity recommendations, and amenity programs that enhance the guest stay Monitor and respond to online reviews across platforms (Airbnb, Vrbo, Google, TripAdvisor) to maintain and improve reputation Revenue Management & Business Strategy Partner with the General Manager and revenue team to develop dynamic pricing strategies that maximize occupancy and RevPAR Analyze market trends, competitive set data, and booking pace to inform strategic decisions Manage listing optimization across direct booking channels and OTAs (Airbnb, Vrbo, Expedia, etc.) Identify opportunities to grow the rental portfolio, including property acquisition recommendations and owner relations Develop seasonal promotions, packages, and partnerships to drive incremental revenue Team Leadership & HR Recruit, train, and manage a team of guest services coordinators, property inspectors, and operations staff Set performance expectations, conduct regular reviews, and foster a culture of accountability and growth Create and manage team schedules to ensure coverage across all operational hours, including weekends and holidays Serve as a mentor and role model, developing future leaders within the vacation rentals division Ensure compliance with all labor laws, safety regulations, and Sand Hollow Resort HR policies Financial Management Assist in developing and managing the vacation rentals division operating budget Monitor financial performance against KPIs including occupancy rate, ADR, RevPAR, and guest satisfaction scores Control departmental expenses while maintaining service quality standards Prepare regular performance reports and present insights and recommendations to the General Manager Technology & Systems Oversee the property management system (PMS) and channel management platforms, ensuring accurate data and seamless integrations Leverage reporting tools to track operational KPIs and identify trends Stay current with emerging technologies in vacation rental management (smart home, guest communication tools, etc.)
QUALIFICATIONS
Required 3-5+ years of progressive experience in vacation rental management, hotel operations, or resort hospitality Proven leadership experience managing teams of 5 or more employees Demonstrated success in guest satisfaction, operations management, and revenue growth Proficiency with property management systems (e.g., Guesty, Hostaway, CloudBeds, or similar) Strong understanding of OTA platforms and channel management best practices Excellent communication, organizational, and problem-solving skills Ability to work flexible hours including evenings, weekends, and holidays as needed Valid driver's license and reliable transportation Preferred Bachelor's degree in Hospitality Management, Business, or a related field Experience with dynamic pricing tools (PriceLabs, Beyond, Wheelhouse, or similar) Familiarity with Southern Utah tourism market and outdoor recreation offerings Experience managing luxury or boutique resort properties VRMA (Vacation Rental Management Association) certification or equivalent
WORK ENVIRONMENT & PHYSICAL REQUIREMENTS
This position operates in an outdoor resort environment and requires occasional physical activity including property inspections, walking between units, and lifting up to 25 lbs Exposure to outdoor weather conditions is expected, including heat in the Southern Utah summer months This is an on-site, in-person leadership role based at Sand Hollow Resort in Hurricane, Utah Ability to be on-call and respond to operational needs outside of standard business hours
