Santa Fe Railyard Community Corporation (SFRCC) Executive Director Position Description Mission Statement "Now some 25 years after its founding, the mission of SFRCC is to ensure the historic Railyard continues as a sustainable and inviting public space for recreation, social, artistic, community and commercial activities that fully embrace Santa Fe's cultural and historical significance and upholds the community's vision for this important public space." Executive Director The Santa Fe Railyard Community Corporation (SFRCC), a 501(c)(3) non-profit organization, seeks an experienced executive leader to serve as its Executive Director, who will
- In close coordination with the Board of Directors, support SFRCC's Board-initiated initiatives for this unique community-owned Railyard
- Be the Railyard proactive, regular and primary point of contact in interacting with the Santa Fe Mayor, Santa Fe City Manager, and Santa Fe City Council and specific city departments
- Manage the Railyard property and its tenants consistent with, and in adherence to the Santa Fe Railyard Master Plan (Lease and Management Agreement with the City of Santa Fe) ensuring that policies and procedures are current and consistent with the Master Plan.
- As needed, oversee further parcel development and leasing, ensuring the Railyard remains a vibrant public space,
- Ensure and lead a highly functioning staff and consultants, emphasizing best non-profit organization practices
- Be the face of the Railyard with the Conservation Trust, and the public.
EXPERIENCE AND PROFICIENCIES REQUIRED
Management and Operations- Understanding of and ability to articulate the underlying and historical goals and objectives of the Railyard District, in sync with the Board of Directors.
- Problem-solver and ability to anticipate and identify problems to proactively bring such issues to resolution.
- Excellent time-management to meet commitments.
- With the Board or Committee chairs propose meeting agendas for Board, Finance, Leasing and Design, and PUMP. Attend all meetings.
- Be the primary relational point of contact for all owner, tenant, government (Mayor, City Council and City departments (Public Works, Parks, Parking), State of New Mexico, NMDOT, CID/ Rio Met Rail), Santa Fe Conservation Trust, and public-facing communications including to the press.
- Develop and maintain positive community relations by attending various functions as a representative of the Railyard.
- Establish an effective working relationship with all tenants to encourage their viability and success.
- A comprehensive understanding of lease administration and enforcement is required.
- Enforce all tenant lease requirements and manage tenant relations by inspecting and observing daily operations of tenant spaces to ensure conformance to lease provisions, property policies and governmental regulations.
- Maintain safety, cleanliness and integrity of all common areas, systems and equipment for all property owners.
- Coordinate sponsorship, marketing and special events with Director of Events and Marketing. Financial Performance and Reporting
- Develop, implement and administer annual budget. Prepare monthly financial reports for the Finance Committee and Board of Directors including budget to actual, cash projections, and multi-year proformas.
- Direct the preparation, oversight and implementation of all annual financial reports including audits.
- Review tenant LOIs, lease and sublease. With support from the SFRCC attorney and Board draft, review, negotiate and update leases.
- Calculate rent/lease schedules based on CPI and CAM apportionment.
- Monitor the collection of all rents and execute appropriate collection process.
- Manage CAM reconciliation and related communications.
- In partnership with the SFRCC CPA and accounting firm, direct and assist in billing and collection of all monies, rents, CAM. Oversee the timely payment of operating expenses by directly approving payroll, work orders, purchases and invoices.
- In a timely manner, administer scheduled payments to the city according to the Lease and Management Agreement. Construction Management
- Coordinate and supervise all common space and tenant construction projects, including appropriate permits and permit process.
- Assure tenant compliance with Railyard Architectural and signage requirements. Motivation and Development
- Hire, direct and supervise the activities of all SFRCC employees and vendors.
- Develop a personnel action plan for employees to identify opportunities for further career development. Provide regular feedback to employees via performance objectives and reviews.
- Coordinate appropriate training for Railyard staff and consultants.
- Direct staff job results by coaching, counselling and planning, monitoring and appraising job results. Qualifications
- Significant high-level governmental experience i.e., policy work, financial, development, construction, project management. General knowledge of architectural and engineering plans, and construction management.
- Master's degree preferred or specialized certification in addition to an undergraduate degree (i.e., property management, business, financial).
- Minimum 8 years of prior property management experience, with commercial retail property management experience preferred.
- Tech proficient especially with Microsoft SharePoint, Excel, and Access.
- Previous experience working with public non-profits and governmental agencies.
- RPA, CRX, or CPM designations preferred. Leadership Characteristics

- Creative and flexible in attitude and style to adapt to highly diverse number of stakeholders, Board of Directors, City Council and Committees, staff, public and governmental groups.
- Ability to listen and think creatively.
- Problem solver- ability to identify problems and bring issues to resolution proactively.
- Excellent time management and ability to prioritize and meet commitments.
- Understanding of the underlying goals and objectives of the creation of the Railyard District.
