We make warehouse space easier, faster, and more affordable than traditional industrial leasing — and our team is the reason it works. We are growing quickly and building the operating platform to match. The Role As an Ops Lead at FlexEtc, you own the physical site. That means cleanliness, maintenance, vendor relationships, access control, shipping and receiving, and safety compliance. When something is broken, you own the fix. When a vendor misses a visit, you own the escalation. When a member gets locked out, you are the one who resolves it. In a single-site market, you will carry Community Manager responsibilities alongside your Ops Lead duties. That means you share accountability for the site's P&L, set the tone for the team, and report directly to leadership. When a second site opens in your market, a dedicated Community Manager steps into that role and you go deeper into your operations lane. You will supervise the site's employed porter, set the daily checklist standard, and make sure the facility reflects the FlexEtc brand — every single day, not just on inspection days. What You'll Own Facilities readiness — cleanliness, maintenance, and access control across the full site Vendor management: janitorial, pest control, HVAC, landscaping — scheduling, accountability, and escalation Porter supervision — daily checklist accountability and performance standard Shipping and receiving program operations — BOL processing, receiving without member present, pallet management Salto and access control triage — member lockout response, system reliability, and escalation path Member onboarding execution — gate codes, printing setup, systems access, and unit setup Safety compliance and issue documentation — extinguishers, egress, incident logging Community Manager duties in single-site markets: P&L accountability, team 1:1s, and site leadership What We're Looking For 2+ years in facilities management, property operations, or a similar hands-on operations role Vendor management experience — you know how to hold a contractor accountable and escalate when needed Detail-oriented and proactive — you catch problems before members notice them Comfortable with technology — access control systems, facility management software, and basic troubleshooting Physically present and hands-on — this role requires being on-site, not managing from a desk Strong communicator — members interact with you daily, and they need to trust you Organized and process-driven — you document what you do so it can be repeated and handed off What You'll Earn Base salary: $23/hr up to $12k Incentive Bonus Incentive plan: Quarterly bonus tied to four financial gates: NOI vs. target, revenue vs. budget, occupancy + retention, and facilities compliance.
