Full-time We are an entrepreneurial, high-integrity boutique Family Office seeking a high-impact Director of Real Estate Operations. We care deeply about our team, our community, our clients, and our properties. This is an intrapreneurial role designed for a battle-tested leader who wants the autonomy to run a premium real estate portfolio without corporate red tape. You will have the keys to optimize our high-performing portfolio of 13 boutique residential apartment and office buildings in historic Hyde Park. This is a "player-coach" role. You will pair strategic financial acumen with operational grit, directly managing our in-house maintenance and leasing teams while building the operational infrastructure to seamlessly onboard our next wave of acquisitions. Maximize Net Operating Income (NOI) and maintain peak occupancy across our 9 boutique properties through smart revenue optimization, strategic cost control, and world-class client and resident retention. Team Leadership & Culture:
Embody our caring and high-integrity culture. Manage, schedule, and inspire an in-house maintenance crew and leasing personnel. Client & Tenant Relations:
Oversee relations with our residential apartment tenants and corporate clients, market vacancies specifically to creative sectors (like boutique businesses and tech firms) and build strong, high-integrity relationships across our portfolio. Vendor & CapEx Management:
Bid out capital and expense expenditures and negotiate service contracts to ensure high-quality, cost-effective execution. Data-Driven Operations:
Track/report/analyze operational and financial data to uncover actionable insights, tracking key trends to drive proactive asset management decisions and continuous efficiency gains. Robust Tooling:
Envision, implement and operationalize best-in-class systems and processes utilizing the latest AI, Yardi Breeze and other productivity tools Expansion Playbook:
Lead the operational transition for all new acquisitions. Design and execute a 30-60-90 day onboarding playbook to integrate new residential and commercial assets into our management ecosystem. Historic Preservation Compliance:
Maintain the charming appeal and structural integrity of our historic buildings. Expertly navigate Historic Preservation guidelines for all exterior maintenance and capital improvement projects. Qualifications Experience:
8+ years in property or asset management, featuring a proven, successful mix of residential apartment and commercial office experience. Track record of successfully operating a boutique portfolio. Exceptional organization and communication capabilities:
proven track record of transforming chaotic, fast-scaling real estate communities into highly predictable, legally compliant, and operationally efficient. Analytical Capability:
Advanced skills in operational and financial data analysis, with a demonstrated ability to translate raw numbers and reports into actionable business insights. Education:
Bachelor's degree in Business, Real Estate, or Finance. Industry certifications a plus:
CPM, RPA, Caps, Yardi Advanced Certified. Software Mastery:
2+ years of hands-on experience managing portfolios, workflows, and reporting specifically within Yardi Breeze experience is a plus. Submarket Expertise:
Intimate familiarity with the South Tampa / Hyde Park rental market, local demographics, and established local vendor networks. Attributes:
